Tri-County Suburban REALTORS® continues to provide members with the latest real estate market conditions through our Monthly Residential Market Statistics, now expanding to include bordering school districts (Brandywine, Christina, & Red Clay Consolidated) within New Castle County! This addition enhances the comprehensive data already offered for school districts in Chester, Delaware, and Montgomery counties, as well as Philadelphia and select Berks County districts. With many Pennsylvania REALTORS® maintaining reciprocal licenses in Delaware, this update ensures our members have the insights they need to serve clients across state lines.
The reports are updated between the 10th and the 12th of the month for the previous

An assortment of reports is also available to Bright MLS subscribers at BrightMLS.com such as a monthly Market Report, and a Marketing ToolKit to coincide. The MCE Season Pass from the Association of REALTORS® School (ARS) is your all-access ticket to fulfilling Pennsylvania real estate license renewal requirements for the 2024–2026 cycle. Available for purchase through your Secure Member Portal, the MCE Season Pass allows you to register for, and attend UNLIMITED standard continuing education (CE) courses —both required and elective—between July 1, 2025, and May 31, 2026, for a one-time fee of $125!
All Tri-County members are eligible to purchase the MCE Season Pass. Classes begin July 1, and there are options to fit every schedule and learning style. To make planning easier, you can sort the class calendar by tags such as “Required," "Elective," "Virtual,"
and more. Whether you’re looking for a specific topic or want to complete your required hours, it’s easy to find what you need.
Want to know what CE you need for license renewal? The Pennsylvania Real Estate Commission requires all real estate licensees (including brokers and associate brokers) to complete 14 hours of education each renewal period.
Continuing education requirements vary depending on when your license was issued and whether this is your first renewal cycle. Visit our CE requirements page for all the details!

WITH THE MCE SEASON PASS:
Tuition for 14 hours of standard continuing education is $125.
Then you can take additional electives at no extra cost!
WITHOUT THE MCE SEASON PASS:
Tuition for 14 hours of standard continuing education on average costs $210.
($75 in required courses + $135 in elective courses)

| ‘Pig Butchering’: U.S. Secret Service Warns NAR of Crypto Scam Targeting Agents |

If it sounds too good to be true, it most likely is.
During an MLS Forum at the National Association of REALTORS® (NAR) Legislative Meetings, Senior Counsel and Director of Legal Affairs Charlie Lee touched on just that, warning real estate professionals of a new cryptocurrency scam called ‘Pig Butchering.’
The U.S. Secret Service is aware of at least 40 real estate professionals who have fallen victim to this cryptocurrency scam.
“It is likely to grow, and we just want to alert all of you of this scam, so that you can make sure that your members are aware and your colleagues are aware,” Lee said, addressing the ballroom packed with real estate professionals.

NAR Narrows Code of Ethics to Professional Conduct, Removes ‘Hate Speech,’ Defines ‘Harassment’ |
The National Association of REALTORS® Board of Directors approved a 2026 budget with no dues increase and passed a Professional Standards Recommendation to clarify language in NAR Code of Ethics Standard of Practice 10-5, which prohibits harassment of any person or persons protected under Article 10 of the Code. The new language provides a more specific definition of ‘harassment’ and reduces Article 10’s, along with the entire Code of Ethics‘, application only to instances in which REALTORS® operate in a professional capacity.
A day earlier, the Executive Committee approved another Professional Standards change, revising language for Policy Statement 29 designed to ensure state and local associations can fairly and consistently enforce the Code of Ethics.

These changes occurred during the annual REALTORS® Legislative Meetings held in Washington, DC where NAR members meet with Capitol Hill representatives to actively advance the real estate market through public policy.

SRA: Spring-Ford Final Budget Raises School Taxes By 5%

The Spring-Ford Area School Board voted 6-3 to adopt a $215 million budget for the 2025-2026 school year that will raise property taxes by 5.14%. The district’s millage rate was set at 34.1855 mills, which amounts to an increase of $167 per $100,000 of assessed property value. District administrators pointed to ongoing challenges, including rising cyber and charter school tuition costs, health insurance expenses and a growing number of commercial real estate assessment appeals that have negatively impacted district revenue. District officials reminded residents that it participates in the state’s property tax and rent rebate program, which provides financial relief to eligible senior citizens, widows, widowers, and individuals with disabilities who have fixed or limited incomes.
