The terms of office for Executive Board members Michael Banbury and RJ Spurrier will expire in July 2024. Michael Banbury, RJ Spurrier and Sam Hartnett have all submitted Statements of Interest for the two available RVRMA Executive Board positions inside the June 7 deadline. Ballots were sent out on Friday, June 14. We are happy to assist any homeowners who need assistance with their ballot. Printed copies are also available at the Ranch House if needed.

*As a point of clarity, while the community elects board members, specific appointments such as the Board President are determined by the board at their July meeting.

Please help us keep the Ranch House locker rooms clean and tidy! Be sure to dispose of your used towels in the laundry baskets provided. Now that we are in our busy summer season we have noticed an increase of towels left on the floor and benches. Remember, children should not be left unattended in locker rooms.

We ask that those who are out of compliance to please remedy this by finding another location to store your recreational vehicle. Thank you for your cooperation!

As a kind reminder, the Second Amendment to the RVR Master Declaration, Section 3.16, Vehicle Parking, Storage, Operation, and Repair states: “No boats, trailers, buses, motor homes, campers (on or off supporting vehicles), motorcycles, snowmobiles, recreational vehicles, golf carts, trucks, industrial or commercial vehicles (both cabs or trailers), abandoned or inoperable vehicles, or any other similar vehicles shall be parked or stored in or upon the Master Common Areas or upon a Lot or Unit except for temporary loading and unloading during daylight hours…”

| Independence Day Celebration |
The Ranch House invites you to attend our annual July 4th Independence Day Celebration on Thursday, July 4th from 4-7 p.m. Please make sure to register by June 27 to allow us to give numbers to catering. 72 Hour Cancellation Policy. We are unable to accept walk-ins for this event. Children under 3 do not need to register.
To register a guest please call the Ranch House (970) 963- 6300 and ask the Front Desk for assistance.

Please plan accordingly for the following operational adjustments the day of the July 4 Celebration:
The Ranch House will be CLOSED 1- 4 p.m. on Thursday, July 4 to set up and prepare for the party. Doors will open again at 4 p.m. to those registered for the event.
The slide will be closed, and no lifeguards present the morning of July 4 so we can have all staff available during the event. The slide and snack bar will open, and lifeguards present during the party and will close at 8 p.m.

Heather Becker, owner of Nordic Gardens will do a garden presentation at Orchard Park from 9:30 - 10 a.m.
Gardens will be open to tour from 10 a.m. to 4 p.m.

School's Out, Summer's Here, Safety First! |

Now that kids are out of school for summer break, we are seeing many youngsters traveling through the community and participating in outdoor activities throughout the day. Homeowners can expect to see children that would normally be in school on bikes, skateboards or walking on paths in the community.
As a kind reminder, The posted speed limit throughout RVR is 20 mph. Please help our RVR kiddos stay safe!

Parents, please remind your youngsters to practice safe travel and remember to always encourage your child to wear a helmet regardless of the distance traveled or how experienced they are!

Garden in a box is a product of resourcecentral.org. Its mission is conservation made easy.
Elaine Grossman and Polly Whitcomb, pictured left, planted a collection called Colorado Oasis, a collection of drought resistant Colorado native plants at their Boundary residences. Each box comes with detailed instructions on Planting and maintenance, as well as a plant-by-number design graph. The collection is also designed to attract bees and birds throughout the year!
As a kind reminder, RVR does not regulate annuals or perennials, but many projects that include landscape installation, tree planting & removal, raised garden beds and more will require approval. We ask that owners please fill out and submit a Home Improvement Application form for these requests.

Calling all who work with their hands to create! If you knit, crochet, needlepoint, cross-stitch, etc., please join the Naughty Knitters at the Ranch House this summer, Tuesdays at 3 p.m. The group has grown in the last year and they welcome other creative minds to join in the fun!

The quality of Carbondale's drinking water is excellent. Just take a look at the 2024 Drinking Water Quality Report included in last week's Sopris Sun. But did you know that Carbondale does not add fluoride to the water like most communities do? About 80 years ago, communities began to add fluoride to the drinking water for better dental health, and today nearly 73% of communities add this mineral to drinking water, according to the Centers for Disease Control and Prevention. Fluoride inhibits bacteria growth that can cause tooth decay. However, there is opposition to mandating fluoride in the water we drink. It is argued that we can now get the fluoride we need in toothpaste and mouthwash and apply the fluoride directly where it is needed. Regardless of which side of the debate you are on, just be aware that our community does not add fluoride to our drinking water and plan your dental health needs accordingly.

The RVR hiking group will meet next at the Ranch House on Tuesday, June 25. at 3:45 p.m. to carpool to the Lorax Trail.

Vote Passes
|
The vote on the proposed special assessment has concluded and the majority of the community has voted in favor of the initiative.
The vote results are as follows:
|
- Total number of lots/units who cast a vote: 383 (69% of all voters)
- Number of "Yes" votes: 251 (66% of those who cast a vote)
- Number of "No" votes: 132 (34% of those who cast a vote)
- Number of lots/units who did not cast a vote: 169

In order to pass, we needed a simple majority of “Yes” votes, with at least 60% of all properties participating (to meet a quorum). We have exceeded the quorum threshold with 69% of all properties participating in the vote. 66% of voters authorized the special assessment, representing a majority. As a result, the special assessment is hereby authorized.
The approved special assessment amount is $5,500 per lot or unit. Please note that the collection of this assessment is being carried out through a separate invoice, which has been sent to your email on record with the HOA. The invoice will come to you directly from RVR's QuickBooks account. The invoice will have information regarding payment details inclusive of auto-pay options. You will have the option to make either a partial payment (1/2 of the assessment) or the full payment on or before October 1, 2024. If you are splitting up the payment, the second half of the amount owed is due on or before August 1, 2025. However, we want to emphasize that you are free to make the payment at any time that is convenient for you before the due date.

Receive a full refund if canceling seven or more days prior. Receive a 50% refund if canceling less than seven days prior but more than 24 hours. Less than 24-hour cancellations will not receive a refund.
