Long Range Planning Update
The Long Range Planning committee continues to work with McMahon & Associates on a plan for the Ranch House and surrounding amenities. Thanks to everyone who has provided input and especially for all the great ideas about how to make the facilities work better for everyone. The committee’s role is to help the community find consensus about what type of facilities we need and want for the future. It’s been 25 years since the Ranch House was built and it’s time to plot our course for the next 25 years. It’s also an opportunity to think proactively about our expenditures, not just repair the pool deck one year and decide we need to expand the pool deck two years later.
By later this fall the committee expects to have a plan ready to present to the board and to the whole RVR community. This will include an opinion of the probable cost as well as the committee’s thoughts on how to fund the work. All this information will be made available to the entire community and, importantly, all homeowners then will be asked to provide their comments and concerns. This will happen through a series of town hall meetings and a detailed survey (yes, there needs to be another survey). It is only going to be appropriate to move ahead with the recommended improvements if there is strong community support for them after everyone has seen the plan and understands the estimated costs.
In the meantime, if you have ideas or concerns, please take a minute to reach out to any member of the committee. There is a committee member from just about every neighborhood in RVR. If you don’t know the one from your neighborhood, feel free to reach out to Ashley Lynch at ashley.lynch@rvrma.org for any contact information you need. John Lund is the committee chair and he is willing to meet with or talk to any homeowner who wishes to do so. John can be reached at 801-560-1137.
The Committee’s next meeting is Sept. 13 at 1 p.m., in the Ranch House conference room. These meetings are open to community and also can be attended via Zoom.

Be Bear Aware
Evidence of bears in the area have been brought to our attention by community members (specifically in the Old Town neighborhood). We may see more bear activity in upcoming weeks as they prepare for hibernation. Bears can be attracted to the neighborhood in various ways, including trash, bird feeders, pet food, barbeque grills and fruit and compost.
Drive Safely
With school back in session, children are traveling through the neighborhood on their way to and from school. We would like to remind all residents to slow down and remain cautious and aware while driving in RVR.
The posted speed limit throughout RVR is 20 mph. Please help our RVR kiddos stay safe.
E -Bikes
Electric bikes are very popular and we are seeing more and more of them around the neighborhood. If this is your favorite method of transportation throughout RVR, we ask that you please exercise caution and follow the rules of the road. There are plenty of opportunities for your electric bike to shine outside of the neighborhood, please keep your speed in check and always follow the posted speed limit.
Fence Policy
During the August board meeting, a new RVR Fence Policy and Nineteenth Amendment to the Design Guidelines were presented. The Fence Policy and Nineteenth Amendment will be voted on at the September board meeting.
We invite the community to preview the Nineteenth Amendment and the RVR Fence Policy here:

Green Tip
Please enjoy the following eco-friendly tidbit brought to you by Friends of the Environment:
According to the Food and Drug Administration, the United States discards nearly 40 million tons of food every year. That’s about 30-40 percent of the entire US food supply, and food is the single largest component taking up space inside landfills. What can you do to reduce food waste? Plan meals, make defined grocery lists, and avoid impulse buys. Freeze food you won't eat immediately. Bring meals to friends and neighbors. Donate food to a food pantry. Be mindful about what food you buy, consume, and discard. Let's all do our part to minimize wasting this precious resource.
House Bill 22-1137
As announced in previous board meetings, and reflected in the posted meeting minutes, we are working with legal counsel to amend two key policies, ensuring alignment with new Colorado legislation.  HB 22-1137  went into effect on August 9. This new legislation is complex, to ensure that thoughtful drafts are presented for board approval, it is likely that such drafts will be voted on in the September board meeting.  In the meantime, board and management are ensuring that we are in full compliance, given that CCIOA law supersedes our governing documents.
