As we head into the fall, I’m thrilled to share some of the developments happening across our incredible district! The upcoming launch of the Gateway85-Norcross Microtransit Pilot Program, in collaboration with Gwinnett County and the City of Norcross, is just around the corner, and this service is poised to transform how our community navigates the district. Designed with flexibility, convenience and affordability in mind, this program will be a major step forward in offering better transportation options for both residents and employees. We know it will enhance connectivity and provide solutions tailored to our district. Keep reading to learn more about the program.
Our efforts to improve infrastructure and enhance quality of life are also making significant progress. The ongoing upgrades along Jimmy Carter Boulevard, from traffic signals to sidewalk extensions, are part of our larger vision to create a safer and more efficient and inviting corridor. We’re also focusing on keeping the district clean and well-maintained, ensuring that Gateway85 remains one of the most attractive and competitive CIDs in the state. Additionally, our partnership with Meadowcreek High School continues to grow as we invest in the next generation and future workforce of Gwinnett, with more initiatives planned that we’ll be sharing soon.

Gateway85-Norcross Microtransit Pilot Officially Launches on September 9 |
We are excited to announce a transformative initiative that will greatly improve how our community commutes: the Gateway85-Norcross Microtransit Pilot Program is set to launch on Monday, September 9, 2024, beginning at 6 a.m. Developed in partnership with Gwinnett County and the City of Norcross, this on-demand microtransit service will enable anyone in the area to travel to and from any location within the Gateway85-Norcross zone for just $3.
Given the limited transit options in our community, we believe this service will provide a much-needed solution for employees, customers and others looking to navigate the area. The Gateway85-Norcross Microtransit Pilot Program is poised to not only enhance the daily lives of your employees but also to contribute to a more vibrant and economically robust community.

Gateway85 CID Celebrates Ribbon-Cutting for New Meadowcreek High School Sidewalk |
Gateway85 CID has completed a project to install a new 600-foot sidewalk in front of Meadowcreek High School on Steve Reynolds Boulevard - where only a footpath existed for more than 30 years. The $35,000 sidewalk, constructed by longtime CID partner Curb Tech, provides a safe and reliable path for the 10-20% of Meadowcreek’s nearly 3,000 students who walk to school daily. This new addition closes a critical gap, connecting the existing sidewalks along the busy road.
The project, completed just in time for the 2024-2025 school year, not only enhances safety for students and residents but also improves the appearance of the area directly in front of the school. Gateway85 CID is committed to supporting the local community through projects like this, which foster a safer and more connected environment.

We are excited to highlight a groundbreaking initiative in our region — the Gateway85 Traffic Study, a unique collaboration spanning County lines with Gwinnett and DeKalb counties. We all know that traffic doesn't stop at the Gwinnett County line, and Gateway85 and DeKalb are particularly concerned with reducing congestion into and out of our industrial areas while protecting residential neighborhoods from truck traffic. To harmonize these objectives, Gateway85 is helping facilitate this cross county project, and DeKalb is contributing $100,000 to support the effort. A special thank you to Commissioner Robert Patrick who helped secure this contribution, which plays a crucial role in advancing this vital study.

The Southwest Gwinnett Safe Access Study held a successful meeting on August 1 that helped to educate and gain feedback from attendees on projects designed to improve pedestrian and transit safety in the Gateway85 area. This study, a collaboration between Gateway85 CID, Gwinnett County and the Atlanta Regional Commission’s Livable Centers Initiative program, aims to enhance safety and connectivity for pedestrians, cyclists and transit riders while exploring opportunities to revitalize two underdeveloped areas into vibrant, walkable environments.
Gateway85, working with the Gwinnett DOT, has already been aggressively expanding our sidewalk network, improving road crossings and adding mid-block road crossings to protect and facilitate pedestrian traffic. We look forward to using this study to help us identify the next tranche of projects for future investment.

Have you noticed the improvements along I-85? The CID recently stepped-up landscape maintenance along I-85, focusing on roadside trash pickup to keep the corridor clean and attractive. Alongside trash removal, our team regularly mows rights-of-way and sweeps main roads, ensuring a well-kept and welcoming community.

Gateway85 CID spans the Doraville and Norcross Industrial Submarkets, which are prime locations for industrial tenants needing proximity to Atlanta’s metro center. With vacancy rates near historic lows, tenants struggle to find large, modern spaces, leading to sustained rent growth above the historical average as of late 2023.
Rising interest rates and economic uncertainty have slowed sales across Atlanta. In Doraville, transactions totaled just $46.6 million in the past year, with large institutional deals rare due to the older building stock.
However, recent notable transactions include the $83 million purchase of Southeast Toyota on Best Friend Road and a $21.8 million purchase of the Eagle Rock building on Skyland Court. Investors are eyeing outdated warehouses for multifamily conversions or sound stages, with redevelopment activity expected to rise as financial conditions stabilize.

Gateway85 CID has been honored with the Community Impact of the Year Award by the Georgia Hispanic Chamber of Commerce (GHCC). This recognition highlights the impactful work of the Gateway85 Coalition, a partnership launched in 2023 to enhance business opportunities and economic development for the Latino community in Gwinnett County. The Coalition, formed by local business leaders, non-profits and government officials, focuses on improving access to essential services, education and employment opportunities.

Peach Pass: Reducing Commute Times and Boosting Employee Well-Being |
The Peach Pass is a tolling system in Georgia that grants drivers access to express lanes, allowing them to bypass heavy traffic and enjoy a faster, more reliable commute. For employees and commuters traveling along I-85 within the Gateway85 CID, the Peach Pass can be a game-changer, significantly reducing travel times and easing the stress of daily drives. By using these express lanes, commuters can avoid the gridlock that often plagues I-85, making their journey to and from work more efficient and less exhausting.
Chris K., a Peach Pass ambassador, shared a compelling example: “I have provided the Peach Pass to one of my employees who has a horrible 90–120-minute drive down I-85 most days and is typically late for work. I’ve had a Peach Pass for years on my personal car but got this employee one to shorten his commute, which decreased by 35%-50% as a result. I look at this as a company benefit now, which shortens his commute, improves his attitude at work, increases the amount of time he’s at work and at home. It’s a huge win all around!”

Peachtree Corners Awarded Certificate of Achievement from GFOA |
The City of Peachtree Corners’ Finance Department has earned the Government Finance Officers Association (GFOA) Certificate of Achievement for the sixth consecutive year, the highest form of recognition in governmental accounting and financial reporting.
This substantial award, judged by an impartial panel, recognizes the department's excellence in producing the Comprehensive Annual Financial Report (CAFR), which meets the high standards of full disclosure and effectively communicates the city’s financial story.
The GFOA, a non-profit association serving over 17,500 government finance professionals, supports the advancement of uniform standards for governments and professional development for public finance managers.

City of Norcross Sanitation Rate Change Effective September 1 |
Beginning September 1, 2024, the City of Norcross will be increasing residential and commercial waste charges by 4.8%. The adjustment will be visible to residents on annual tax bills, while commercial charges will be updated on monthly statements. This change aligns with the 4.8% annual increase in the Consumer Price Index (CPI) for Water, Sewer and Trash Services, as outlined in the City of Norcross’ contract with Waste Management.
