You’ll see that local REALTOR® associations are assigned to each day; try to attend the date with your primary board, but select another option if you have a scheduling conflict.

January 26th is also the date of the 2026 IAR Board of Directors Installation (also at the Statehouse) as well as our Legislative Briefing and Reception later that day at the Hilton Indianapolis: Make a day of it by signing up for all the day’s events!

Indiana’s real estate market cooled off seasonally in November; new listings (6,466) in particular dropped nearly a third from October to November to finish 3% behind 2024.
- Fewer new listings last month also meant overall inventory tightened month-over-month for the first time since March to 18,797 homes for sale on an average day (still 15% ahead of 2024).

November’s 5,840 pending sales were down from October but 1% ahead of 2024, as buyers took advantage of more options and mortgage rates averaging 6.25% over the past two months.
- Closed sales, on the other hand, fell 5% year-over-year to 5,776.
- The state median sale price dipped from $270,000 in October to $267,000, 3% higher than last November (and still up 5% year-to-date over 2024).

Buyers had less urgency (and less competition for ample inventory) heading into Thanksgiving, and days from listing to pending sale rose to 31, six days longer than last November.
- As the market slowed, sellers continued to accept less of their original list price (94.6% versus 95.2% in November ’24); more than half of all homes on the market have had a price reduction since late September.

This year, closed sales and new listings continue to show the most positive year-over-year growth and market share from $250,000-$750,000 with more repeat buyers and sellers and less demand at ‘starter home’ prices:

In Case You Missed It: 2026 Legal Forms Changes |
In case you missed yesterday's Legal Bulletin, click below for a summary of additions and revisions to the IAR Residential Forms Library.
These slides include new language and explanations of the changes to the Purchase Agreement (Improved Property) (Form #02), Buyer’s Inspection Response – Conditional Acceptance (Form #05A-D) and Addendum to Purchase Agreement First Right Contingency (Form #24). (Where applicable, changes to the Purchase Agreement also appear in Form #34 (Unimproved Property).)
Two new forms will also be available in 2026: The Leased Property Addendum to the Purchase Agreement (Form # 74) and a Buyer’s Notice of Termination (Form #75).
(There were no substantive changes made to IAR's Commercial Forms for 2026.)

Speaking of legal forms, RECP’s current 12-hour member benefit CE package includes a course titled ‘There’s a Form for That’ – a great refresher on the 140+ forms that protect you while keeping transactions running smoothly while you acquaint yourself with the latest changes for 2026.
With the market cooling and another blast of winter weather forecast for much of the state this weekend, it’s a great time to dive into the forms course and the rest of the CE package from the comfort (and warmth) of home. After all, getting a head start on your CE requirement means more time this spring when business is warming up.
