New listings and pending sales both finish 9% ahead of 2024 in July: |
- Mortgage rates improved in June and hovered around a three-month low last month as the statewide supply of homes for sale continued to climb – setting the stage for year-over-year growth in sales and listings in July.

7,749 home sales closed in July, up 1% compared to 2024 at a median price of $275,000, unchanged from June. New pending sales (7,853) finished 9% ahead of July 2024.
- July’s 10,115 new listings also represented a 9% year-over-year increase as home sellers continued to return to the market in greater numbers.

With new listings up 7% year-to-date, statewide inventory continued to rise: 16,515 homes were available on an average day in July, +23% year-over-year and the highest monthly supply since December 2019.
- Higher inventory meant homes stayed on the market even with positive sales trends: Properties took 19 days from listing to pending sale versus 14 last July.

More homes for sale and a slower-paced market also had sellers adjusting: 48% of all statewide listings had a price reduction by the end of July, and the median sale price represented 96.5% of the original price versus 96.9% in July ’24.

The big picture for sellers is still positive: Inventory remains below pre-2020 levels, and July’s $275,000 median sale price is 5% above 2024; the price-per-square foot for existing homes is also up 5% year-over-year.

Total inventory hit 16,515 homes for sale on an average day in July, the highest statewide monthly supply since December 2019. This pushed year-to-date inventory above 14,000 average daily listings, also a five-year high. This means more options for homebuyers, and often more bargaining power as well.

Legal Q&A: First Right Contingency Addendum |
Homes are staying on the market longer and timing can be an issue for buyers who are also selling. As such, we’re seeing an uptick in questions on the Legal Hotline regarding the First Right Contingency Addendum to the Purchase Agreement, which allows a presumptive Buyer time to sell their existing home before finalizing a purchase while simultaneously allowing the Seller to keep their listing active during the contingency period.
