Research: April Market Update

- Statewide home sales grew at or above seasonal expectations last month: Closed sales grew 12% from March to April to 6,924, falling just twelve closings (-0%) short of April 2024.

Mortgage rates have been consistently below 2024 for more than two months (averaging 6.7% since the first week of March versus 6.94% over the same stretch of 2024); lower rates and higher inventory have helped bring more buyers to the market.

Homes sold for a statewide median price of $263,000 in April, up 5% year-over-year, and sellers received 96.4% of their original list price.
- The larger market movement came from sellers: 9,732 homes were newly listed in April, 10% ahead of 2024; new listings are now up 5% year-to-date.

The total statewide supply of available homes also increased slightly from March to April to hit 12,951 average daily listings, 23% higher than 2024.
- What hasn’t changed is the preference of buyers for the newer options: About 82% of new pendings come from listings on the market less than 60 days (nearly the same as 2024).

The median number of days from listing to pending sale fell from fourteen in March to thirteen in April, though higher supply meant a slower pace than April 2024 (ten days).

New Analysis: Home Prices Near Lakes, Streams, Parks and Trails |
Indiana’s supply of homes for sale has risen to a five-year high – even though the state is still considered a seller’s market, listing brokers looking for ways to set their properties apart (and sharpen their pricing strategies) may want to expand their definition of “curb appeal” to include parks, trails and other outdoor amenities.
It’s common-sense that lakefront properties routinely command much higher prices than neighbors off the water, but a new IAR analysis measures the specific price impacts for homes near lakes, rivers and streams, parks, greenways and trails.
The “Beyond the Backyard” report finds, for example, that a home within 500 feet of a park enjoys a 3% price premium that grows to 11% for homes 60 feet or less from the park boundary. For large lakes, the price gain is an incredible 81% for homes on the shore (60 feet or less) versus those more than a thousand feet away.

Six-Week Warning for the June 30th CE Deadline: |
- We’re just over six weeks from the June 30th CE deadline, and just 21% of REALTORS® have completed their twelve-hour requirement.
- That means at least four of every five of you reading this haven’t finished your CE: Please don’t wait until the last week – or the last few days – to get it done!

Last year, more than a thousand members started their member-benefit courses through RECP from June 24th to 30th; don’t get in the position of bingeing hours of courses to beat the deadline during one of the busiest times of the year.
- Don’t let technical difficulties, scheduling emergencies or other unforeseen circumstances put your license in jeopardy.

And keep in mind that starting next year, the Professional Licensing Agency must conduct annual audits of member CE completion – when the PLA conducted an audit last year, they levied nearly $130,000 in fines on members who didn’t get all of their hours done and documented.
