Research: March Market Update
|

- Mortgage rates settled near 6.6% through most of March after dropping from a mid-January peak above 7%, a stable plateau that helped bring more home buyers and sellers into Indiana’s real estate market last month.
- New pending sales jumped 30% from February to March to 7,828 statewide, well ahead of month-over-month expectations and 7% above 2024.

Closed sales (6,160) finished 3% behind March 2024, still reflecting the pace of deals negotiated in February.
- 8,830 homes were also newly listed statewide in March, a 40% month-over-month spike that was 11% ahead of 2024.
- This kept Indiana’s inventory of available homes at 12,499 average daily listings, up 21% year-over-year.
- With increased interest from homebuyers matched by a higher supply of homes on the market, price growth was seasonal (4% from February to March) to a median of $260,000, also 4% above 2024; sellers received 95.7% of their original listing price, slightly less than last March.

Improving trends in March helped bring closed sales within 3% of 2024 through the first quarter and boosted new listings 3% ahead of last year:

Despite recent volatility in the mortgage market, weekly average rates have remained below 7% (and more than a quarter-point lower than this point last year); statewide pending sales have continued to rise (six straight weeks above 2,000 weekly pendings) while days from listing to pending sale have fallen from eighteen through March to fifteen over the past three weeks (within two days of 2024):

REALTOR® Advocacy Pays Off for Property Taxpayers: |
For IAR’s Government Affairs team, April 4th marked our last official REALTOR® Delegation Day of 2025, the eighth Monday during this session of the General Assembly when REALTORS® from across Indiana gathered at your REALTOR® Building before heading the street to the statehouse for in-person advocacy with their lawmakers.
Our ‘blue scarved brigades’ were a force at the Capitol, effectively pushing our legislative agenda with the same skill and enthusiasm REALTORS® use every day with your buyers and sellers.
Thank you to everyone who joined the Government Affairs team this session; we hope to see you again next year, joined by those of you who couldn’t make it in 2025.

All told, more than 350 REALTORS® worked on behalf of your agenda this year, accounting for Delegation Days, the Legislative Briefing and Reception on January 29th and our special legislative dinner with RPAC champions.
These efforts have made a big difference: When the session ends next week, we expect to report significant wins on a number of REALTOR® priorities. And Governor Braun has already signed Senate Bill 1 into law, delivering significant property tax relief to the homeowners who have seen their individual bills and collective share of the statewide tax burden climb sharply in recent years.

Countdown to the June 30th CE Deadline: |
With less than two-and-a-half months until the June 30th Continuing Education deadline, fewer than 20% of brokers have completed their required twelve hours of Indiana CE. It's not time to panic...but please don't procrastinate and put off your CE, especially as business heats up heading into summer.
