A Note from MHPN's Executive Director...
This month, I would love to spotlight the array of great programs the MHPN delivers to its Michigan constituents – its programs for easements, loans, grants, tax credits, individualized community assistance, historic district commission training, and more.
There are two programs that drew my attention immediately, however – our Low-interest Predevelopment Loan Program and our Intervention Loan Program. During the pandemic, regrettably, both loan programs stopped making awards as the construction industry slowed. Things have changed, however, and I want to enlist you, the membership, in revving these programs up! Their revolving dollars are meant to be used, returned, and used again!
The Predevelopment Loan Program provides up to $50,000 for projects rehabilitating historic buildings. The loan covers reasonable third-party costs that occur in the early stages of a project’s life and are necessary to make the project happen. Eligible applicants include non-profit organizations and for-profit entities. Currently the interest rate is only 5% per annum.
The Intervention Loan Program, at the present time, provides up to $15,000 for repairs to historic buildings. The aim is to stabilize properties threatened by major building system failures. Eligible applicants include non-profits, municipalities, DDAs, Land Banks, Community Development Corporations, and religious organizations. Terms and interest rates of the loan agreements are flexible and determined on a case‐by‐case basis.
Sound interesting? Learn more about both programs on the MHPN website. Here you can read about property and applicant eligibility, eligible activities, terms and fees, the application process, selection criteria, and performance standards. If you have a project that would benefit from our programs, or you know someone who does, contact me at the MHPN office. Help us reinvigorate this important source of funding!

The MHPN's 28th Annual Fall Benefit is History
Members and friends have gathered for a over a quarter-century to spend an enjoyable fall evening at a significant historic venue to raise funds for the MHPN. Although we had held the Annual Statewide Preservation Conference in Flint in 2012, we had never hosted a Fall Benefit in the city. Now was the time!
The benefit took place at the historic Durant-Dort Factory One in downtown Flint. The birthplace of General Motors in 1908, Factory One was where Billy Durant and Dallas Dort revolutionized their carriage company and helped jump-start the global automobile industry. GM’s renovation of Factory One from 2013-2016 transformed it into a stunning corporate training and gathering venue.
And, a great setting for a great party!
Beforehand, guests toured the Durant-Dort Carriage Company Office, a National Historic Landmark. At 6 PM, the party started and provided guests time to socialize and bid on silent auction items. A brief program included the annual live auction followed by speakers who offered memorials for Mark Rodman and David Schon; awarded a Leadership Award to Senator Wayne Schmidt, Representative Ben Frederick, and the Michigan Legislature for reestablishment of a state historic tax credit; and honored Ron Campbell with a Lifetime Achievement Award. After dessert and coffee, guests were on their way!
