Registration Now Open! 2022 Annual Membership Meeting Features Keynote by Jared JamesTri-County Suburban REALTORS® will host its 2022 Annual Membership Meeting, live in-person at the Springfield Country Club on Thursday, October 6, from 11:30am-2pm.
The Association welcomes Jared James, one of the most followed people in real estate, including his popular podcast "Today with Jared James." Jared will speak on "How to Become Undisruptible and Dominate in Your Local Marketplace."
In addition to Jared's keynote presentation, the event features a plated lunch and short Association business meeting. The Annual Meeting will also feature:

- Induction ceremony of the 2022 REALTOR® Emeritus class
- Recognition ceremony of the 2022 Leadership Development Program graduates

Local Market Statistics Published for JulyTri-County Suburban REALTORS® continues to help members communicate the latest real estate market conditions with a set of Monthly Resident Market Reports for area counties and their respective school districts. Note that these monthly reports, updated the third week of the month, cover all districts in Chester, Delaware and Montgomery counties and Philadelphia. Select Berks County school districts are also available.

3407, 5407 Certificates: Where Do You Find Them?The Association receives a lot of calls from REALTORS® requesting a form 3407 or 5407. These are not standard forms. The numbers refer to the sections of the Uniform Condominium Act (3407) or the Uniform Planned Communities Act (5407). The respective acts require the unit owner (Seller) to provide certain information to a prospective purchaser. Typically the Seller will look to the homeowners' association to supply the information required. The form or format is not specified by the act; only the content. By becoming familiar with these requirements and sharing the information with their respective clients, REALTORS® can help keep the transaction moving forward in a positive direction.
Note that in addition to the information found in section 3407 or 5407, both acts require that the buyer also receive a copy of the declaration, by-laws and rules and regulations of the community.

Nominations Open for 2022 "Making a Difference" Community Service AwardsThe Tri-County Suburban REALTORS® "Making a Difference" Community Service Awards recognize active REALTOR® members who are making an extraordinary impact on their community through volunteer work. Each year, winners are selected by an appointed leadership task force. These winners will receive grants for their charity ranging from $15,000 to $2,500. Winners will be recognized at an Association event.

PAR Department of Revenue Warns of ScamThe Pennsylvania Department of Revenue is warning businesses of a new scam that is attempting to defraud businesses. According to the department, scammers are sending letters with the Department's name and logo to businesses requesting accounting records. The letters claim the individual is under investigation for not paying state taxes for their business, thus facing penalties.

Double-Digit Home Price Gains in Q2 Erode Affordability Even MoreDespite a slowdown in home sales, home prices continue to soar. Higher home prices and higher mortgage rates chipped away at housing affordability in the second quarter. "Home prices have increased at a pace that far exceeds wage gains, especially for low- and middle-income workers," said NAR Chief Economist Lawrence Yun.

Cheltenham to Consider Rental Registry and Inspection Ordinance
Cheltenham Township commissioners will consider and may vote to adopt a proposed ordinance establishing, among other things, the duty of affected property owners to apply for rental licenses annually, the information to be provided at the time of registration, the imposition of a license fee and the requirement of periodic inspections, and penalties for the failure to comply. The proposed ordinance will be considered at the board's public meeting on Wednesday, August 17, at 7:30pm via Zoom. The full text of the ordinance may be viewed on the Ordinances Under Consideration page of the township website.
