These common large raptors prey on rodents, rabbits, snakes and other birds. They are nocturnal hunters with specialized wing feathers that are silent in flight.

“Horns” are not the ears. The ears are lower on the head and asymmetrical to enhance sound for locating prey.

These early breeders use other bird’s nests (ie magpies). Owlets mature, develop flight feathers and test their wings after 9 to 10 weeks under the watchful eyes of parents.

As a point of clarity, while the community elects board members, specific appointments such as the Board President are determined by the board at their July meeting.

As many are aware, RVRMA is governed by the RVRMA Executive Board, which consists of seven members. RVR's management team takes care of day-to-day operations; the Board’s role is more sharply focused on strategy, policy and governance.

According to RVRMA By Laws, board members serve a three-year term and there are no term limits. Every year, a portion of RVRMA Board Member terms expire. This summer two board member terms will expire including, Board President, Mike Banbury and Board Director, RJ Spurrier. If these board members are interested, they may continue to serve and can do the same as any other homeowner: declare their candidacy. The deadline for doing so is Friday, June 7. 

For homeowners who are interested in declaring their candidacy for an upcoming vacant board seat, they can do so by filling out a Statement of Interest here.

As you prepare for your summer fun at the RVR pool, we would like to remind you of our guest policy:

Homeowners, Transferred Members, ADU Members and Thompson Corner Members in good standing are allowed to have guests. Members are responsible for ensuring that guests are aware of, and adhere to, the Ranch House Rules and Regulations. 

The planned hike to the Jess Weaver trail has been cancelled due to work happening on the trail. The group will still meet at the Ranch House on Wednesday, June 5 at 8 a.m. and carpool to a different trail. Contact Sherry Stripling at sherrys718@gmail.com with questions.

On Wednesday, June 19 they will hike an out and back trail in Redstone (go as far as you like). East Creek or alternate Perham Creek (if East is too muddy). Lunch in Redstone after the hike for anyone interested!

The recent vote on the proposed special assessment has concluded and the majority of the community has voted in favor of the initiative.

 The vote results are as follows:

In order to pass, we needed a simple majority of “Yes” votes, with at least 60% of all properties participating (to meet a quorum).  We have exceeded the quorum threshold with 69% of all properties participating in the vote. 66% of voters authorized the special assessment, representing a majority. As a result, the special assessment is hereby authorized.

The approved special assessment amount is $5,500 per lot or unit. Please note that the collection of this assessment is being carried out through a separate invoice, which has been sent to your email on record with the HOA. The invoice will come to you directly from RVR's QuickBooks account. The invoice will have information regarding payment details inclusive of auto-pay options. You will have the option to make either a partial payment (1/2 of the assessment) or the full payment on or before October 1, 2024. If you are splitting up the payment, the second half of the amount owed is due on or before August 1, 2025. However, we want to emphasize that you are free to make the payment at any time that is convenient for you before the due date.

Get out your fishing rods because Colorado's free fishing weekend is back. Colorado Parks and Wildlife (CPW) allows all anglers to fish without a license anywhere in Colorado this Saturday and Sunday, June 1st and 2nd. This annual event aims to get families, friends, and anglers into Colorado's outdoors to fish for cold and warm water fish species. Fishing is a fun event whether you are a catch and release person or a keep 'em and eat 'em type. This is a great chance to try fishing before paying for an annual license. CPW also offers responsible fishing tips, an interactive map showing where people can fish in Colorado, weekly fishing report from lakes across the state and a stocking report. The CPW stocks about 90 million fish a year in Colorado. So with the weather warming up, this is a great excuse to do a little fishing. You'll be hooked!

The best thing we can do to protect bears and stay safe around them is to secure all attractants on properties. Bears can be attracted to the neighborhood in various ways, including trash left out overnight, bird feeders, pet food, barbeque grills, fruit and compost.

In cooperation with the Carbondale Town Arborist, Ash tree injections will take place on Monday, June 3. Selected Ash Trees will be injected with Emerald Ash Borer treatment that will substantially decrease their odds of infection from EAB.
