KCRMD Board Selects Owner's Representative Firm for Bond Projects

Following a month-long competitive solicitation and interview process, the Ken-Caryl Ranch Metropolitan District (KCRMD) Board of Directors held a special Board meeting on Thursday, Sept. 4 to make the final selection of an Owner’s Representative to assist both the KCRMD and Master Association in overall management of the improvements that will be funded through tax-exempt bond proceeds of $7.9 million. The Board awarded the job of Owner’s Representative to the firm of VANIR Construction Management, Inc. Over its 30-year history, 90 percent of VANIR’s business has been providing owner’s representative/project management services to public sector clients like KCRMD. VANIR will be responsible for managing all aspects of the May 6 voter-approved bond improvements for the Ranch House, the Community Center and Dakota Lodge including planning, design/engineering, governmental approvals, construction, furniture and fixtures, equipment, and coordination for all construction/renovation sites for the projects. VANIR’s duties will also include developing master program schedules, budgets and cost control services throughout the projects. VANIR and KCRMD will hold a kickoff meeting soon so planning can begin. Please contact KCRMD District Manager Darrell Windes at darrellw@kcranch.org or 303-979-1876, ext. 114, with any questions.

Residents Can Purchase Tax-Exempt Bonds in September

At its Aug. 26 Board meeting, the Ken-Caryl Ranch Metropolitan District (KCRMD) Board of Directors authorized the sale of $7.9 million in municipal bonds for this coming fall. Timing on the sale is likely to take place the last week of September. Construction is planned to begin in the fall of 2015 on the initial phases of the capital improvements for the Ken-Caryl Ranch community. KCRMD will be offering bonds to residents of Ken-Caryl Ranch in advance of the public sale. Bonds can be purchased by residents in increments of $5,000 with interest earnings exempt from both federal and State of Colorado income tax. Interest rates for the bonds will be determined by market conditions at the time of the bond closing in September. Residents who might be interested in purchasing bonds during the advance purchase period or would like more information on the process should contact Sherry Hansen with George K. Baum & Company at hansen@gkbaum.com or 303-292-1600. See more information on our News page.

Public Meeting for C-470 Express Toll Lanes

The C-470 Corridor Coalition will hold a public town hall meeting on Monday, Sept. 15 from 6-8 p.m. at the Ranch House to discuss proposed reconstruction of C-470 to add tolled express lanes and make other improvements. There will also be a telephone town hall on Tuesday, Sept. 9 at 7 p.m. Calls will be placed at random to Jefferson County residents living near the C-470 corridor. Residents who don’t receive a call can still participate by calling 877-229-8493 and entering PIN 110302. In February of 2013, the C-470 Coalition obtained consensus on Express Lanes as the preferred C-470 funding alternative. The Express Lanes being analyzed have different access designs and locations, no longer include a barrier separation and include auxiliary lanes in select locations.
