The terms of office for Executive Board members Michael Banbury and RJ Spurrier will expire in July 2024. Michael Banbury, RJ Spurrier and Sam Hartnett have all submitted Statements of Interest for the two available RVRMA Executive Board positions inside the June 7 deadline. Ballots were sent out on Friday, June 14. The voting deadline is Friday, July 5. We are happy to assist any homeowners who need assistance with their ballot. Printed copies are also available at the Ranch House if needed.

*As a point of clarity, while the community elects board members, specific appointments such as the Board President are determined by the board at their July meeting.

The RVR Hiking Group will meet next on Tuesday, July 9 to hike Thomas Lakes.
We’ll depart from the Ranch House promptly at 7:30 a.m. Join us there by 7:25 a.m. to car pool or caravan, or if you prefer meet us at the trail head at 8 a.m. Pack food for an early lunch at the lake. Bring your kayak or SUP to cool off at Dinkle Lake afterwards if you’d like.

If you are a kayak, canoe, or paddleboard enthusiast, then you know the joy of communing with nature in a serene setting. But finding a body of calm water nearby can be a challenge. North Star Nature Preserve is crowded, and Ruedi Reservoir has lots of boat traffic. Harvey Gap is an option, as only small trolling engines (20 Hp or less) are allowed on boats to minimize any wake. Beaver Lake in Marble used to be a haven for non-motorized watercraft, but that changed this year. Only hunting and fishing are allowed on Beaver Lake now and you must have a valid license to be on the water. Also new this year is Wakeless Tuesdays at Paonia Reservoir. No motorized watercraft are allowed on the reservoir on Tuesdays throughout the summer in order to welcome paddlers. So check the regulations on your favorite spot before you hit the water.

The Ranch House invites you to attend our annual July 4th Independence Day Celebration on Thursday, July 4th from 4-7 p.m. We have extended the reservation deadline to June 30!
Please RSVP to allow us to give numbers to catering. 72 Hour Cancellation Policy. We are unable to accept walk-ins for this event. Children under 3 do not need to register.

Please plan accordingly for the following operational adjustments the day of the July 4 Celebration:
The Ranch House will be CLOSED 1- 4 p.m. on Thursday, July 4 to set up and prepare for the party. Doors will open again at 4 p.m. to those registered for the event.
The slide will be closed, and no lifeguards present the morning of July 4 so we can have all staff available during the event. The slide and snack bar will open, and lifeguards present during the party and will close at 8 p.m.

$45/person; includes a snack and 2 drink coupons as well as strawberries and cream.

Please help us keep the Ranch House locker rooms clean and tidy! Be sure to dispose of your used towels in the laundry baskets provided. Now that we are in our busy summer season we have noticed an increase of towels left on the floor and benches. Remember, children should not be left unattended in locker rooms.

We ask that those who are out of compliance to please remedy this by finding another location to store your recreational vehicle. Thank you for your cooperation!

As a kind reminder, the Second Amendment to the RVR Master Declaration, Section 3.16, Vehicle Parking, Storage, Operation, and Repair states: “No boats, trailers, buses, motor homes, campers (on or off supporting vehicles), motorcycles, snowmobiles, recreational vehicles, golf carts, trucks, industrial or commercial vehicles (both cabs or trailers), abandoned or inoperable vehicles, or any other similar vehicles shall be parked or stored in or upon the Master Common Areas or upon a Lot or Unit except for temporary loading and unloading during daylight hours…”

The vote on the proposed special assessment has concluded and the majority of the community has voted in favor of the initiative.
The vote results are as follows:

- Total number of lots/units who cast a vote: 383 (69% of all voters)

Number of "Yes" votes: 251 (66% of those who cast a vote)
- Number of "No" votes: 132 (34% of those who cast a vote)
- Number of lots/units who did not cast a vote: 169

In order to pass, we needed a simple majority of “Yes” votes, with at least 60% of all properties participating (to meet a quorum). We have exceeded the quorum threshold with 69% of all properties participating in the vote. 66% of voters authorized the special assessment, representing a majority. As a result, the special assessment is hereby authorized.
The approved special assessment amount is $5,500 per lot or unit. Please note that the collection of this assessment is being carried out through a separate invoice, which has been sent to your email on record with the HOA. The invoice will come to you directly from RVR's QuickBooks account. The invoice will have information regarding payment details inclusive of auto-pay options. You will have the option to make either a partial payment (1/2 of the assessment) or the full payment on or before October 1, 2024. If you are splitting up the payment, the second half of the amount owed is due on or before August 1, 2025. However, we want to emphasize that you are free to make the payment at any time that is convenient for you before the due date.

Refund Policy:
Receive a full refund if canceling seven or more days prior. Receive a 50% refund if canceling less than seven days prior but more than 24 hours. Less than 24-hour cancellations will not receive a refund.
