Don't Worry - Commercial Classes Are Still Available for Your PA Real Estate License Renewal


While the Pennsylvania real estate renewal deadline of May 31st is fast approaching, the Association of Realtors School still has availability in many of its courses. Within the schedule are five commercial specific topics that are current scheduled. Click here for a complete schedule of Commercial classes which includes the following topics:

IMPORTANT NOTE: For the 2018-2020 PA real estate license renewal, all licensees must complete 3.5 hours in the combined topic of property management and advertising regulations within the required 14 hours. None of the classes listed above provide that requirement; however, we are offering the required 3.5 hour topic in the class named PA Required Education for Real Estate Licensees 2018-2020. Commercial Chapter's C/I Exchange to Feature Environmental Assessment Topic at March Meeting


The Commercial/Investment Exchange will next meet on March 13th from 8:30 a.m. to 9:45 a.m. at the Suburban West office in Malvern. The topic for the program is Subsurface Environmental Assessment Related to Commercial Property Transactions/Development. The presentation will be made by Michael Young, senior environmental scientist for Westchester Environmental. The program will help raise awareness and understanding of unseen environmental concerns related to commercial real estate and multi-disciplinary team needed to assess these concerns.
Immediately following the presentation will be the opportunity for attendees to share their "haves" and "wants" with the other attendees. These flyers are then package and emailed to the Commercial Chapter's email list following the event.
No advance registration is necessary for this FREE event.

Chester County CII Council's Annual Meeting and Awards Luncheon is March 5th


The Chester County CII Council will host its Annual Meeting and Awards Luncheon next week at the Waynesborough Country Club in Paoli (March 5th; 11:00 a.m. - 1:30 p.m.). This year's event will feature a guest presentation by economist Dr. Peter Linneman on the current state of the economy, where it's headed and its impact on commercial real estate. The event also features the organization's commercial real estate production awards, a vendor expo and lunch.

Site To Do Business (May 1st; 9:00 a.m. - 3:00 p.m.) - Site To Do Business is commercial real estate's advanced digital toolkit, providing essential data and tools to support financial, market, spatial, and competitive analysis. This training session covers the basics of STDB, including mapping and running reports in Business Analyst, creating business lists in DatabaseUSA, flood mapping and Pictometry.

NAR Releases February 2020 Commercial Trends and Outlook Report


The latest Commercial Real Estate Trends & Outlook Report discusses trends in the small commercial market (transactions that are typically less than $2.5 million) based on a survey of commercial Realtors about their 2019 Q4 transactions and the latest publicly available data. Highlights of the latest report include:
  • Respondents reported commercial dollar sales volume rose 4% in 2019 Q4 from one year ago, new leasing dollar volume rose 3%, and commercial development (in square feet) rose 5%.
  • Among respondents, the median commercial sales price growth in 2019 Q4 from one year ago was 3%. Apartment, industrial warehouse and flex, and office class A properties had the lowest cap rates, with a media of 6.5%.
  • Among respondents, the median cap rate for retail mall properties was also 6.5%. The retail trade industry appears to be adapting to the challenge coming from robust e-commerce sales. In November 2019, the retail trade industry gained 15,300 net new jobs from one year ago, in contrast to the job losses in the past months.
