Tri-County Suburban REALTORS® continues to help members communicate the latest real
estate market conditions with a set of Monthly Residential Market Statistics for area counties
and their respective school districts. Note that these monthly statistics cover all school districts
in Chester, Delaware, and Montgomery counties. Philadelphia, and select Berks County
& New Castle County school districts are also available. The reports are updated between the
10th and the 12th of the month for the previous month’s statistics.

Marketing and Communications, Lauren Davis. Starting in 2026, Tri-County Suburban has
expanded our reporting to now include Attached/Townhouse data in each Local Market Insight
Report in addition to Detached and Attached home types. This will provide members with a more
complete and accurate view of the market. As buyer demand, affordability considerations, and
housing inventory continue to evolve, Attached/Townhouse properties represent a growing
segment of the market. Incorporating this data offers a clearer picture of pricing trends, inventory
levels, and sales activity across all residential property types, ensuring our members have the
most comprehensive insights possible to guide client conversations. You'll find this data on the
5th page of each Local Market Insight Report for each county, and school district.
An assortment of reports is also available to Bright MLS subscribers at BrightMLS.com such as a
monthly Market Report, and a Marketing ToolKit to coincide. The Philadelphia Metro June
2026 Housing Market Report will also offer monthly market data in that region with
infographics, charts, and more. Tri-County's major counties (Chester, Delaware, and

Largest Housing Affordability Bill in Decades Becomes Law - 21st Century Road to Housing Act |
As REALTORS®, the cost of living and housing supply are two major drivers in the ability to successfully help clients buy and sell real estate. Housing supply has not kept pace with demand, leaving the nation short by as many as 5.5 million units. According to Realtor.com, a household making $75,000 a year can afford fewer than a quarter of the home listings available. Rising construction costs, regulatory delays, and outdated zoning constraints have all fueled this crisis. Additionally, small and medium sized banks that finance new construction loans are struggling to provide financing due to regulatory burdens.
More than 21 months ago, the National Association of REALTORS® set out with an ambitious goal: build bipartisan support for the most significant federal housing package in a generation. That effort culminated on July 11, 2026, as the bipartisan 21st Century ROAD to Housing Act officially became law—a sweeping package of nearly 50 individual housing measures (a list of individual Sec. & measures can be found at the bottom of the linked article) designed to increase housing supply, improve affordability, expand access to homeownership, strengthen housing finance and support veterans.
The legislation marks the culmination of one of NAR’s largest coordinated advocacy campaigns in recent years. The housing law aims to make homeownership more affordable, primarily by encouraging homebuilding across the country.
Some specific advocacy wins in the final bill include:
Sec. 107—Housing Supply Frameworks. Directs the Department of Housing and Urban Development to develop zoning and land-use best practices to help communities remove barriers to housing development.
Sec. 209—Accelerating Home Building Act. Encourages preapproved housing designs and faster local permitting.
Sec. 105—FHA Small-Dollar Mortgages. Creates a pilot program to expand access to mortgages of $100,000 or less.
Sec. 405—Choice in Affordable Housing Act. Reduces inspection delays and expands housing options for voucher holders.
Sec. 603—Veterans Affairs Loan Informed Disclosure (VALID) Act. Improves transparency for veteran home buyers by ensuring they can better compare VA and FHA financing options.
The 21st Century ROAD to Housing Act includes real solutions that empower homeowners
and renters and strengthen communities and will lead to more affordable choices for all Americans. Although President Trump neither signed nor vetoed the legislation, the bill automatically became law after the constitutional 10-day review period expired while Congress remained in session. Under the U.S. Constitution, legislation automatically becomes law under these circumstances.

PAR: 7 Things Homebuyers Want Right Now |
From home age to floor plan to preferred architectural style, here’s what homebuyers are looking for right now, revealed by a survey from 2-10 Home Buyers Warranty.
To understand what homebuyers today are actually looking for, 2-10 took a multi-pronged approach to analysis: examining search demand for various styles of architecture across the nation, analyzing Zillow availability for architectural styles, and surveying current homebuyers to get a more personal insight into current trends and preferences.
For the survey, 2-10 asked 661 homeowners and homebuyers about their preferences when it comes to buying a home. Ages ranged from 19-74 with an average age of 41; 55% were women, 43% men, and 2% identify as nonbinary.
After determining notable search trends by state, the architectural style most popular in each state was then searched for on Zillow to determine listing quantity as of January 2026.
1. Recent and New Builds
Of the homebuyers surveyed, 44% said they preferred a recent build – a home built in the 1990s through 2020. Next in line, 30% said they preferred a new build – a home built in 2021 or later.
In comparison, only 18% preferred old homes (1960-1990s) and 8% preferred historic homes built before the 1960s.
2. Open Floorplans
Open floor plans were favored more by homebuyers, but not significantly. Fifty-eight percent said they preferred open plans, as opposed to 42% who chose closed ones.
3. Modern Style
The most preferred architectural styles were modern (38%), farmhouse (29%) and colonial (26%).
4. Nice Kitchens
Forty-one percent agreed that the kitchen was the most important room, followed by the living/family room (38%) and bedroom (12%).
5. Cleanliness
Homebuyers said the biggest dealbreaker when viewing a home was dirt (44%).
6. Suitable Neighborhoods
When evaluating a home, buyers said the biggest dealmaker was the right neighborhood (71%), followed by the view (38%) and landscaping/trees (29%).
7. Log Cabins
The survey revealed that the most popular home style in Pennsylvania is the log cabin, which is also favorable in Montana, Arkansas and Alaska.

SRA: Mixed-Use Development Planned for 115 Acres Spanning Hospital Campus, Farmland in Caln

More than a year after acquiring the shuttered Brandywine Hospital campus, Regal Builders has expanded its redevelopment plans for the Caln Township site. Beth Haynes, Regal's director of marketing, said recent zoning changes allow for the mixed-use development of the 67-acre medical center campus and adjoining land also owned by Regal. The changes, she said, allowed Regal to combine the hospital campus at 201 Reeceville Road east of Coatesville with its 48-acre Fisherville Farm property at 1504 Fisherville Road. Regal is now marketing the combined 115-acre site along the Route 30 corridor as Legacy at Brandywine Town Center. The development will feature a combination of residential, commercial and healthcare uses. The north campus of Legacy at Brandywine Town Center, where the former Brandywine Hospital's 20 buildings stand, will focus on healthcare services complemented by some residential. The currently undeveloped south campus site will have a mix of retail and residential.
