Annual RVR Fall Craft Fair

Would you like to sell your homemade goods at the Fall Craft Fair? Click here for vendor registration. Space is limited.
Each vendor gets one six-foot table to display their goods. It is up to the vendor to set pricing. Vendors can decide how to accept payment: cash, Venmo, credit card etc.

Daylight Savings & Ranch House Hours
Daylight Savings will end on Sunday, Nov. 6 at 2 a.m. Remember to turn your clocks back 1 hour!
Beginning Saturday, Nov. 5 weekend hours for the Ranch House will transition to 8 a.m. - 7 p.m. 
2023 Budget 
The board entertained the proposed 2023 budget in its October 26 meeting. They discussed the potential of further increasing Reserve dues to ensure that RVR’s Capital Expenditure account is properly funded in an inflationary environment. As discussed in that meeting, some members of the public also shared this concern during budget feedback sessions.
Proposed changes will be communicated to the public prior to the November Board meeting, where the 2023 Budget will be voted on. If approved, the community will then cast their votes beginning on Friday, Dec. 2. We greatly appreciate everyone’s participation in the process!  
Holiday Lighting
Per the RVR Holiday Decoration and Lighting Policy: holiday lighting and decorations, including yard ornaments, can be placed on or around your residence seven days before Thanksgiving, which is Thursday, Nov. 17 this year.
Please keep wildlife safety in mind while hanging lights and decorations this holiday season. Consider wrapping lights and decorations tightly around posts and trees. Hanging lights should be at least 6 feet off the ground and fastened at the ends. It is also helpful to avoid draping lights around bushes or on trees. Thank you for doing your part to keep our local wildlife safe.

Kids in Weight Room
As a kind reminder, members must be 15 years or older to use the Ranch House weight room, or be accompanied by a parent or adult guardian.

Xeriscape, Ground Cover & Siding Amendment
As many of you know, the DRC together with RVRMA Board of Directors recently passed the Eighteenth Amendment to the RVR design guidelines. The new amendment includes updated language in the guidelines regarding xersicape, ground cover and exterior siding.
Siding language was updated with the intention to empower the DRC to approve siding alternatives that offer fire protection, while still maintaining the aesthetic of natural wood that has been established within the existing architecture of RVR.
The amendment also ensures xeriscape and ground cover sections of the guidelines are in alignment with Colorado law (HB19-1050) and encourages water conservation practices and the use of drought tolerant landscape.

Important Rental Requirements
Renting out your home? Here are some important things to remember:
  • Use of your home is limited to single-family occupancy, so your tenants must fall within the definition of a family laid out in the Master Declaration.(Ctrl F for search feature). This would apply to both Short Term, and Long Term Rentals.
  • If you are currently renting out your home or thinking about it, here’s a reminder: All rentals and leases within RVR must register with the Ranch House. This applies to long-term leases as well as short-term rentals. 
  • Anytime you rent out your home, whether transferring your membership or not, you must have a lease on file at the Ranch House. Leases can be submitted to ali.royer@rvrma.org(If you do not have a full lease drawn up, please contact the office to learn what options there are to satisfy this requirement.)
  • Per the RVR Master Declaration, a lease must be of an entire 'unit,' whether it is an ADU, caretaker unit, half of a duplex, or single family dwelling. Leasing of just a bedroom is NOT permitted.
  • If you do rent or lease your home, you are responsible for the behavior of your tenant. That means you need to make sure anyone staying in your home is aware of our rules regarding parking, trash, noise and other issues designed to keep our community problem-free.

Halloween is over, so what to do with those pumpkins? Colorado Parks and Wildlife reminds residents that intentionally feeding wildlife is illegal. Wildlife should be sustained by the resources that naturally occur in their habitat, so don't take pumpkins to trail heads and other areas for deer or other wild animals to consume. But there are local farmers who would like to have your pumpkins as treats for their pigs and chickens. Pumpkins must be intact and clean. Contact Potter Farms Home (potterfarms.net) or Dooley Creek Farms Dooley Creek Farm | Carbondale, CO | Grass-fed Meats to coordinate a drop off of your pumpkin. Pumpkins which have been carved or are getting soft should be composted and should not be given to animals. 
Last week, our Green Tip stated that wood burning fire pits are not allowed in Carbondale. This was in error as they have not yet been banned. But please consider the environmental implications if you are purchasing a fire pit.
Yard Waste Disposal
The fall dumpster located at the back of the Ranch House parking is still up and available for use. Once the dumpster is completley full we will have it removed for the season (it is about 50% full at this time.) Please be sure to dump your items into the dumpster and take your box or bag with you.
*This service is offered to RVR homeowners only. We ask that you please communicate this to your contractors.
