| New NAR Reports Reveal Key Homeownership Trends Across Generations & Race – A Must-Read for REALTORS® |
2025 Home Buyers and Sellers Generational Trends Report |
The National Association of REALTORS® has just released its highly anticipated 2025 Home Buyers and Sellers Generational Trends Report, providing valuable insight into how different age groups navigate the housing market. This annual resource breaks down buyer and seller behavior across generations—from Gen Z to the Silent Generation—highlighting trends in household income, home preferences, reasons for moving, and more. As REALTORS®, understanding these shifts isn't just informative—it’s strategic. Whether you're working with a first-time buyer or a downsizing seller, this report helps you tailor your services and communication style to meet your client where they are.
According to the report, Gen X buyers (ages 45–59) boast the highest median income at $130,000 and are most likely to purchase multi-generational homes, often driven by caregiving needs or adult children moving back in. Meanwhile, Younger Millennials (26–34) are the most educated and frequently rely on help from family for down payments. Use these insights to sharpen your marketing messages, target the right neighborhoods, or create custom content for your website and social media. Whether you're preparing a listing presentation or nurturing a lead, this report is a powerful tool to connect, convert, and close. Access the full report here.

2025 Snapshot of Race and Home Buying in America |
The National Association of REALTORS® has released its 2025 Snapshot of Race and Home Buying in America, offering critical insight into how race, ethnicity, and access to credit continue to shape the path to homeownership. This annual report goes beyond the numbers—it tells the story of who’s buying homes, where barriers still exist, and how REALTORS® can play a vital role in advancing equity and opportunity.
The report shows that homeownership rates have increased across all racial and ethnic groups over the past decade, with Hispanic and Asian Americans seeing the largest gains. In Pennsylvania, homeownership among Hispanic and Black residents is higher than the national average. Yet, gaps persist—most notably between black and white homeownership, a disparity that has widened over the past 10 years.
Student loan debt, access to credit, and high debt-to-income ratios remain key hurdles—especially for black and hispanic buyers. Mortgage denial rates are still disproportionately higher for these groups, underscoring the need for REALTORS® to be well-versed in first-time buyer programs, down payment assistance, and trusted lending resources.
The data also highlights the shifting demographics of future buyers. Younger generations entering the market are more diverse than ever, presenting new opportunities for agents to connect with high-growth communities through tailored outreach and inclusive marketing strategies. Whether you're crafting a marketing campaign, building buyer education materials, or identifying new client opportunities, this research helps you lead with both insight and impact. |
Jenkintown Borough Council will consider a draft ordinance regulating short-term rentals and amending rental property regulations to set forth additional licensure and requirements. The proposed ordinance will amend the zoning code to permit short-term rental uses by special exception in the Traditional Infill Overlay District and the Town Center District. It will establish other special exception criteria and definitions. The proposed ordinance also amends the entirety of Chapter 142 relating to rental property licensure. It contains provisions that address the following: requirement to obtain an annual license for rental properties, including short-term rentals with certain exceptions; annual license procedures and license application requirements; and penalties for noncompliance. A copy of the ordinance is available at Jenkintown Borough Hall, 700 Summit Ave. The proposed ordinance was also included in the April 16 committee meeting agenda packet.
