Monthly Market Statistics for April 2024 Available on TCSR Website
Tri-County Suburban REALTORS® continues to help members communicate the latest
real estate market conditions with a set of Monthly Residential Market Statistics for area counties and their respective school districts. Note that these monthly statistics cover all school districts in Chester, Delaware, and Montgomery counties. Philadelphia and select Berks County school districts are also available. The reports are updated between the 10th and the 12th of the month for the previous month’s statistics. If you have questions or requests, please contact Tri-County Suburban REALTORS® Director of Marketing and Communications, Lauren Davis.
An assortment of reports is also available to Bright MLS subscribers at BrightMLS.com
such as a monthly Market Report, and a Marketing ToolKit to coincide. Once logged
into their site, click the "Market" tab and choose the "Market Statistics Report" button
in the drop-down menu to access various reports.

Madeliene Dean (D-PA 4th District), Rep. Mary Gay Scanlon (D-PA 5th District) and Harrison Jumper from Rep. Chrissy Houlahan’s (D-PA 6th District) office to discuss priority legislation impacting housing inventory and affordability.

Yes, regardless of whether it is an agency or non-agency relationship, the obligation is triggered once the MLS Participant works with that buyer and has taken her to tour a home.
FAQ: Are written buyer agreements required in a dual agency scenario when a single agent works both for the seller and for the buyer?
Yes. If an MLS Participant is working as an agent for a buyer, a written agreement is required.

PAR: So You Want to Start Doing Property Management

If these questions have crossed your mind, you're not alone. However, the answers might not be as straightforward as you think. For instance, salespersons must secure consent from their broker to venture into property management due to regulatory requirements. Why the strictness? The Real Estate Licensing and Registration Act mandates brokers to supervise all real estate activities within the brokerage. Moreover, Section 287 of the regulations stipulates that a salesperson can engage in property management only under the direct supervision of the employing broker.

SRA: East Goshen Drops U&O Inspection, But Permit Still Required As of April 1, East Goshen Township changed its requirements for the issuance of a Certificate of Residential Re-Occupancy. An inspection is no longer required, and the fee was reduced from $100 to $50. The township will review the property for open permits, open violations and any change of use. A signed affidavit is required for automatic garage door external entrapment safety systems. Also, the Residential Property Transfer Application and Trash and Sewer Certification Applications are now combined in one application form. The township code department will no longer mail or email approved permits. The owner or contractor is required to pick up the approved permit at the township building.
