Local Market Statistics Reports Now Available for September

With the assistance of BRIGHT MLS, Suburban West helps members communicate the latest real estate market conditions in the area with two sets of reports: Monthly Residential Market Reports for area school districts and counties; and Quarterly Market Reports for area counties.
These reports are vital to keep yourself knowledgeable about market trends and to demonstrate to buyer and seller clients the most up-to-date and accurate local housing information available. Access the most recently published monthly reports for September here.
Please note that an assortment of reports are also available to all BRIGHT MLS members at www.brightmls.com. Once logged in to the site, access the Market Research tab to access the various reports.  If you have questions or requests regarding the reports, please call 610-560-4800.

Reminder: Voting Now Live for the 2020 Board of Directors Election

Each year, Realtor® members of the Suburban West Realtors® Association are provided the opportunity to cast votes for candidates seeking placement on the Board of Directors. Voting for the 2020 election is now live, with the election culminating at the Annual Membership Meeting scheduled for October 23rd at the Springfield Country Club in Springfield. Members can cast their ballot online through 4:00pm on October 22nd. Click here to learn more about each candidate and here to cast your vote online!

Starbucks Morning Seminar Focusing on HUD Home Sales Coming to Newtown Square

Take the fear out of HUD home sales this October and potentially open up other avenues of business by attending the next Starbucks Morning seminar (October 17th; 10:00am-11:30am). Join Broker and Realtor® member Stephen Marcus for the presentation: Starbucks Morning: Selling HUD Homes - Making Easy at the Hilton Garden Inn in Newtown Square.
This presentation will help Realtors® understand the marketing, offer and contract, and closing processes for HUD-owned properties and the use of HUDHomeStore to provide their buyers with the best information possible.  Topics will include: (1) what is a HUD home and what information is available (2) how to place a “winning” bid for your buyers (3) “What if we win?”  the electronic contract process and (4) getting a HUD home to settlement easy and without stress.

Real Estate Settlement and Procedures Act (RESPA)

The Real Estate Settlement Procedures Act (RESPA) provides consumers with improved disclosures of settlement costs and to reduce the costs of closing by the elimination of referral fees and kickbacks. Real estate agents and brokers are prohibited from receiving anything of value in return for the referral - or the consideration of a referral - of settlement service business.  Violators of RESPA are subject to penalties, including damages, fines, and imprisonment.

It is common for settlement service providers to engage with real estate agents and brokers in situations that appear to mutually beneficial. RESPA, however, has strict rules governing how those relationships may work. Read more.

New Ways to Save! Online Continuing Education Packages Are Now Available for Purchase

The Association of Realtors® School has partnered with OnCourse Learning to offer additional flexible online course options for PA licensees to complete their continuing education requirements from the convenience of their home or office. And not only are these courses convenient, but they also help to support your local Association, in turn keeping your membership dues low.

For the past decade we have offered individual course options, but now our School has made available online course packages, to help you bundle your required and elective classes together all while saving you money! Packages are available for first-time renewal agents and seasoned agents and offer both residential and commercial topics. For seasoned agents, the 3.5 PA Required 2018-2020 topic is included in each package. Please note that online course packages are a separate option from the MCE Season Pass Program. The MCE Season Pass cannot be used for online classes or online packages.

Investors Look to Capitalize on Coatesville's Revitalization

More than 80 investors, developers, mortgage brokers, bankers and residents attended an invitation-only symposium on Qualified Opportunity Zone (QOZ) opportunities in Coatesville. The event was the final of three briefings offering a comprehensive update of activity, land assets and guidance to those interested capitalizing on QOZ incentives. “We have now reached an important tipping point toward real development action and matchmaking with investors and entrepreneurs,” said James Logan, Assistant City Manager. “The Opportunity Zone initiative has reenergized interest from developers who have considered Coatesville previously and are now coming back with renewed interest. Part of our role is to help navigate this rise in activity and balance out smart economic development with civic-minded awareness.” Read more.
