Erland Construction, in collaboration with CUBE 3, has been selected by Northland to deliver two residential projects within Pattern District, the developer’s transformative 23-acre mixed-use redevelopment in Newton Upper Falls.

The projects include the historic restoration and adaptive reuse of the 173,000-square-foot Saco Pettee Mill, which will be transformed into 100 apartment homes while preserving the building’s iconic brick-and-beam character. Restoration work will be completed to National Park Service standards and includes extensive masonry repointing, historic window replacement, and other preservation measures designed to honor the building’s industrial heritage while extending its useful life for generations to come.

Erland will also construct Building 4, a new 240,000-square-foot, 120-unit mixed-use residential community featuring future ground-floor retail space opening directly onto the Village Green common area. Designed to achieve both Passive House and LEED certification standards, the building will incorporate a post-tensioned concrete structure supporting below-grade parking and on-grade retail, topped by a steel-framed residential structure. Sustainable design strategies will include a high-performance building envelope, energy-efficient mechanical systems, stormwater management measures, and low-impact development practices.

Together, these projects will play a significant role in advancing Northland’s vision for Pattern District as a vibrant, sustainable, and walkable neighborhood that seamlessly integrates residential, retail, and community spaces. Upon completion, the development will deliver 822 rental homes, including 145 affordable units, along with retail destinations, open space, and community amenities that will create lasting value for residents and the surrounding community.
