Here is a quick DIY checklist for giving your deck a once-over. Remember, when in doubt about the condition, get in touch with a professional contractor for an evaluation and possible repair plan.
1. Structural Integrity
Does your deck feel solid underfoot? This can be a big tell about its overall condition, but you’ll also want to check for loose, rotting, or cracked boards, or any signs of sagging or shifting. One major issue to note is the deck’s ledger board connection to the home. If this is loose or absent, it’s considered a significant structural defect.
2. Hardware
The strength of any deck depends on what’s holding it together. If you see rusted or corroded nails, screws, or brackets, or missing fasteners, your deck is most definitely in need of some TLC.
3. Surface Condition
Mold, mildew, and algae buildup aren’t just unsightly--they can cause a slip hazard. Warped or uneven boards, steps or patio pavers are another trip hazard that will need to be remedied.
4. Railings & Guards
Some of the most common (and not immediately apparent) deck safety concerns we see as inspectors have to do with railings and guards. Loose railings, handrails that aren’t secure, or improperly spaced balusters can be dangerous, especially for kids, pets, and older adults.
5. Furniture & Surroundings
Take a step back and look at your entire entertaining space. Is your grill at least 10 feet away from your home? Is your patio furniture clean, stable, and in good repair? Are there any areas with pooling water or overgrown landscaping that might be blocking walkways?
