Highlights from Indiana's 2025 housing market: |

Closed home sales totaled 80,107 statewide in 2025, 2% ahead of 2024, selling for a median price of $266,700 (up nearly 5% year-over-year).
- Buyers took advantage of lower average mortgage rates and more options – new listings increased 5% (to 101,385) and inventory hit a five-year high (just below 2019).
-
Buyers also gained bargaining power in a more balanced market: Sellers accepted less of their original list price, price reductions were up and homes took about four days longer to go under contract.
- But patience paid off for sellers: 2025 was another year of rising home values and sale prices; a Hoosier who bought a median-priced home back in 2018 would have gained $125,000 in equity by last summer.

In fact, homeowners who had been in their homes 7-10 years were the most likely to put their properties on the market in 2025 and use their equity to finance their next move.
- This meant more repeat buyers and activity at higher prices (closings above $500,000 were up 14% year-over-year), while many first-time buyers were still squeezed out by rates above 6%.

Indeed, sales at 'starter home' prices fell from 2024 to 2025; we need continued improvement on rates to unlock broader demand.
- Seller fatigue was an issue in a slower-paced market, as more listings expired or were pulled from the MLS without a sale; the good news, however, is that homes that went under contract were more likely to close last year:

This year is a short (non-budget) session of the Indiana General Assembly, but that doesn’t mean important issues aren’t on the agenda – property taxes and property rights, consumer protections and rolling back anti-growth housing regulations are all up for debate.
It’s important for REALTORS® to show up and make your voices heard at the Statehouse: IAR Delegation Days give members the opportunity to learn more about our policy priorities and make the case directly to your state legislators.
There are three Delegation Days scheduled for this session, starting with the January 26th kick-off. Each day is assigned to several local associations: Join your local board’s Delegation Day, pick January 26th to make a day of it along with the IAR Board of Directors Installation and other events, or simply choose the option that works best for your calendar.

This year, we’ve decided to pre-record the webinar and distribute it as a video update for your convenience, so you can get the scoop on your schedule.
We’ll send a link to the video this Thursday morning (January 15th) via email; if you’ve arranged to watch the webinar as a group at your brokerage, it will still be available to play at the originally-scheduled time (10:00AM ET). Otherwise, brokers will be able to watch the update on their own schedule - so please watch your inbox Thursday morning.
