As summer winds down, our extended seasonal hours will also come to a close. Beginning Monday, Aug. 31, the Ranch House will resume its regular schedule, closing nightly at 8 p.m. It has been a wonderful summer. We will continue to keep the pool open as long as weather allows!

We continue to receive notifications from homeowners of bear sightings in the neighborhood. Bears can be attracted to the neighborhood by trash being left out overnight, bird feeders, pet food, barbeque grills, fruit and compost.
Important Reminder: Trash pickup is every Tuesday except on holidays. Cans must remain inside until 6 a.m. on trash day. Cans must be put back by 8 p.m. on trash day.

If you plan to rent or lease your home, please be sure to follow these important requirements.

Short-term rentals are not permitted within RVR. See Fourth Amendment for more information.

All rentals and leases must be registered with the Ranch House. Whether or not membership privileges are transferred, owners must submit the required lease and renter information using the RVRMA Standard Lease Form.

Per the RVR Master Declaration, a lease must be of an entire 'unit,' whether it is an ADU, caretaker unit, half of a duplex, or single-family dwelling. Leasing of just a bedroom is not permitted.
- Use of your home is limited to single-family occupancy, so your tenants must fall within the definition of a family laid out in the Master Declaration.

And if you do rent or lease your home, you are responsible for the behavior of your tenant. That means you need to make sure anyone staying in your home is aware of our rules regarding parking, trash, noise and other issues designed to keep our community a wonderful place to live.

With school now in session, please be extra mindful while driving through the neighborhood. We’re seeing more children walking, biking, and riding the bus to and from school.
Please slow down, stay alert, and remember that the speed limit in RVR is 20 mph.

Ranch House Renovation Updates |
Phase Two Construction & Access Updates
|
Phase Two of the Ranch House renovation is fast approaching and is scheduled to begin the week of September 7, following Labor Day.
All Ranch House amenities will remain available during the initial portions of this renovation. In the first months, the main locker rooms and restrooms will be closed, and members will use the East Wing family changing rooms and restrooms instead. The second floor and pools will remain open.
Demolition work is scheduled to begin the week of September 7, following Labor Day. Initial staging activities may begin the week of August 31.
After Labor Day, the general contractor will construct a partition near the main entrance. During this work, expected to last approximately one week, building access will temporarily move to the back gate near the East Wing. Signage will be clearly posted, and the mailroom will remain accessible.

RVR community members serving as Wildfire Ambassadors with the Wildfire Collaborative of the Roaring Fork Valley are launching a neighborhood initiative sharing practical ways to better protect our homes, and one another, from wildfire.
The initiative highlights simple, effective steps such as clearing combustible materials from the first five feet around your home, screening vents, signing up for a free home risk assessment, registering for emergency alerts, and preparing a go bag. Funding assistance of up to $1,500 may also be available for eligible wildfire-mitigation projects.
They are looking for volunteers to help share this important information throughout RVR. If you’d like to lend a hand, please take a moment to fill out a simple contact form by clicking here.

Proposed Mill Levy Override |
Roaring Fork Schools is considering a Mill Levy Override (MLO) for the November ballot to help offset decreased state funding and provide additional resources to support the District’s mission and strategic plan.
The Board of Education will decide whether to place the proposed MLO on the ballot at its Aug. 26 meeting.
Community members are invited to learn more and share feedback at two virtual meetings on Monday, Aug. 24:

The RVR Farmer's table has returned! RVR residents can now find the Farmer's Table set up at the Ranch House. Members are welcome to share excess veggies or flowers from your garden with the community.

During the Annual Meeting, we discussed current water conditions and RVR's water rights. In coordination with the Town of Carbondale, the ditch headgates supplying our shared irrigation system have been reduced.
As a reminder, RVR homeowners may irrigate between 7 a.m. and 7 p.m., while the golf course irrigates between 7 p.m. and 7 a.m.

Properties with even-numbered addresses may irrigate on even-numbered calendar days.
- Properties with odd-numbered addresses may irrigate on odd-numbered calendar days.
- Areas under HOA control have reduced runtimes by 25% or more.
