Tri-County Suburban’s Commercial Chapter is excited to once again join SIOR-Philadelphia Chapter, PA-NJ-DE CCIM Chapter, The Commercial-Industrial Realty Council, Delaware Real Estate Women (DREW) and the Appraisal Institute-Delaware Chapter for the premier commercial real estate event of the holiday season!
This year’s event will feature a keynote presentation by Mike Wojewodka, President of MFA . President and Partner at MRA Group, Mike Wojewodka is guiding transformative real estate projects that align with clients’ long-term goals in healthcare, higher education, and the life sciences. Upcoming C/I Exchange Meeting on October 10th Featuring Guest Speaker - Jeff Metzger, Food Trade News
The next Commercial/Industrial Marketing Exchange meeting will be a hybrid opportunity for members, held both in-person at the Tri-County Suburban REALTORS® office in Malvern, PA – and via Zoom on October 10th at 8:00 am.
The Chapter is pleased to welcome featured speaker Jeff Metzger, President & Publisher with Food Trade News. Jeff has been reporting on, analyzing, and providing opinion on the retail grocery business since 1973. He writes the closely followed Taking Stock column.
Following a complimentary breakfast and networking beginning at 8:00 am, at 9:00 am, attendees will participate in the Exchange where ‘haves’ and ‘wants’ will be presented to other Commercial Real Estate professionals.

Two Pennsylvania Commercial Real Estate Professionals Featured in NAR Create Magazine - Including Tri-County Affiliate Member Brendan Wewer
Pennsylvania appraisers Mike Rohm and Brendan Wewer were published in NAR's Create Magazine, Summer Edition. The two authored an article called Under the Radar: Combatting NOI Erosion Amid Rising Expense, ( beginning on page 7) discussing the effects of rising operating expenses and shifting tenant demand on lease structures and the preservation of NOI and property value.
Brendan Wewer, MAI, is the director of valuation & advisory at Commonwealth Commercial Appraisal Group, where he appraises commercial real estate across Pennsylvania, Delaware, Maryland and New Jersey.

Philadelphia Ranks 8th Nationally in Renter Activity for First Half of 2025
As the rental season reaches its summer peak, renters are on the move — and Philadelphia continues to stand out as one of the nation’s most desirable markets. Our latest Renter Engagement Tracker (REnT) report shows that Philadelphia ranks 8th nationally in renter activity during the first half of 2025 — and takes the #1 spot in the Northeast, being the only city from the region to make the top 30 most popular list.

PAR: Multifamily Construction Hits 38-Year High
More multifamily units were completed in 2024 than any year since 1986, totaling 608,000 units, according to the National Association of Home Builders.
Additionally, for the eighth year in a row, most newly constructed multifamily units were in buildings with 50 or more units, labeled as high-density buildings. Of all multifamily units completed last year, 330,000 (54%) were in high-density buildings and 278,000 (46%) were in low-medium density buildings.
In the Northeast specifically, 68,000 new multifamily units were constructed, with 45,000 units built in high-density buildings and 23,000 in low-medium density buildings.
Overall, the Northeast saw the least amount of total new multifamily units compared to the South (292,000), West (163,000) and Midwest (87,000).
Moreover, nationwide, 95% of new multifamily units completed in 2024 were built-for-rent (580,000), and 55% of these units were in high-density buildings. These numbers highlight a significant shift towards high-density buildings. In 2004, only 25% of built-for-rent multifamily units were in buildings with 50 units or more.
In comparison, NAHB cites that multifamily units built-for-sale rose from 20,000 in 2023 to 29,000 in 2024, with high-density buildings continuing to be the primary type of buildings where these units were built. Forty percent of built-for-sale units were completed in high-density buildings last year, up from 28% in 2023.

Philadelphia's Largest Office Property Up for Sale As a Massive Conversion PlayThe largest office property in Philadelphia is up for sale while it remains mired in a foreclosure case. Centre Square, located just west of City Hall at 1500 Market St., is being marketed for sale. The 1.76-million-square-foot office complex consists of the connected 36-story East Tower and 43-story West Tower, along with a 450-spot parking garage. Centre Square has over 1 million square feet of vacant space, and occupancy at the distressed property has fallen to 36%. The complex has been in receivership for more than two years. It was appraised at $223.5 million in September 2024, according to CMBS reports, less than half of its pre-pandemic valuation of $471 million in 2019. The site spans a full block from 15th Street to 16th Street between Market and Ranstead streets. A new owner would have the opportunity to create a mixed-use property with a combination of high-end apartments, retail, hospitality and renovated office space, according to CBRE listing agent Jerry Kranzel. He said a reimagined Centre Square could be "a city within a city."
