Marketing is a major component to real estate sales. Words are chosen carefully to describe and attract attention to the property for sale. False or misleading marketing wastes prospects' time, frustrates fellow REALTORS, and generally places doubt on the integrity of the REALTOR community. 

False or misleading marketing can include inaccurate or puffed descriptions; misstatement of the number of bedrooms or bathrooms; or items such as the age of the home or its components. The consumer relies on the REALTOR to get it right. Use care when choosing your words. False or misleading advertising only hurts the consumer and it can result in a sanction for violation of license law and the Code of Ethics.
