Deadline Quickly Approaching for Required Putting Clients First Class

Since a 2008 vote by the membership, all Suburban West REALTOR members are required to complete a Membership Renewal Training course every two years. The purpose of this requirement is to collectively raise the level of professionalism of the Suburban West REALTOR member through education. For the 2017-2018 cycle, the 3 ½-hour free training class “Putting the Client First: Cooperation, Compensation and Procuring Cause" must be completed by all SWRA REALTOR members no later than December 31st, 2018.
In order to meet the varied needs of its members, the Association has scheduled evening, Saturday and off-site classes now through October. Other dates and times are and will be available at our Malvern classroom through December. If you would like to check to see if the requirement is complete in your account, please follow these steps:
  • Sign-in to the Suburban West Portal (Username is your First and Last name and the Password is typically the last four digits of your social)
  • Scroll over the "Events" tab
  • Then click "My Classes" on the drop-down on the Events tab
  • Filter the list by selecting the "Required Member Training" tag on the right hand side of the screen
  • From the resulting list look for "Putting Clients First" to see if you have attended or are currently registered for a session
  • If you have completed a class a "Certificate" button will appear in the listing. This is your transcript. 

Multiple Offer Tools for REALTORS and Their Clients

As inventory continues to be scarce, the Association receives more calls from disappointed, frustrated and sometimes angry buyers and sellers. Manage your clients’ expectations of the situation in advance with customizable flyers that provide multiple offer tips for buyers and sellers. These flyers will help guide you and your client through the realities of multiple offers and prompt the client to ask questions in advance.

Another important tool is the Price Escalation Addendum (PAR Form PEA). This form allows a buyer to automatically increase their purchase price in an offer by a set increment and up to a set maximum amount when there are competing offers for a property. REALTORS should thoroughly familiarize themselves with this form before attempting to use it with a client. A sample form and the PAR Guide for using the PEA can be found here. Learn About the Reshaping of Malls in Suburban Philadelphia at October 4th Seminar

Despite strong retail sales numbers, malls across America are changing. Suburban Philadelphia is no different, as a number of malls have been transformed over the past few years in addition to a new wave of shopping centers. The Suburban West Commercial Chapter is excited to hold To De-Mall, Re-Mall or Get Mauled: Reshaping Malls in Suburban Philadelphia (October 4th; 2:30pm-4:30pm) and welcome representatives from BET and PREIT that are leading the way in re-development and re-thinking of malls and shopping centers in the region including the Promenade at Granite Run, Exton Mall and Plymouth Meeting Mall. Click here for full details and here to register (once logged in, scroll over "Events" and then click on "Upcoming Meetings").

Two Core PA Broker Courses Scheduled in October

Earning a broker license demonstrates a significant commitment to understanding all aspects of the real estate industry. Whether a salesperson’s career goal is to manage their own firm or to better serve their clients, achieving a Pennsylvania broker’s license requires intensive training and experience in the industry. The Association of REALTORS School will be hosting the following PA Broker Core Courses this October:
Real Estate Finance (October 2nd, 5th, 9th, 16th, 19th & 23rd; 9:00am-2:00pm each day) In this course, the student will learn about sources of mortgage funds, government influences in the financial market, financing instruments, and mortgage placement procedures.
Real Estate Construction (October 8th, 15th, 22nd, 2nd, November 5th & 12th; 9:00am-2:00pm each day) In this course, students will learn about construction terminology and laws. Aspects of construction will also be covered, such as; subdivision, development, architecture & design, estimating costs & bidding contracts, site preparation, building components & materials and mechanical systems.

Quinn Pushes for Clarification of Property Owners' Rights

State Rep. Chris Quinn (R-168), of Middletown, Delaware County, has introduced legislation to make eminent domain laws and procedures clearer for property owners in the wake of the Mariner East 2 pipeline construction. His Democratic opponent, Kristin Seale, said she also would work to curtail eminent domain privileges in similar situations.
Recently, Quinn introduced House Bill 2609, which would require the Pennsylvania Office of Attorney General to draft a Landowner Bill of Rights that would clearly outline the rights of property owners during land-acquisition negotiations where eminent domain is being used. Quinn introduced the measure after hearing from constituents that they felt were pressured to give up easements in the early stages of the Mariner East 2 pipeline construction. Read more.
