Each year, REALTOR® members of Tri-County Suburban are provided the opportunity
to cast votes for candidates seeking placement on the Board of Directors. This year, there are 11 REALTOR® candidates to fill 3 open REALTOR® seats on the board, and 4 Affiliate candidates to fill 1 open Affiliate seat. Members elected will serve a 2-year term to the Board.
The 2025 REALTOR® Candidates:
Jennifer Botchway, Beth Endrizzi, Ken Enochs, Tameka Goldsborough, Aaron Gray, Sr., Amanda Helwig, Andy Herb, Matt Mittman, Lou Muscella, Rick Schultz III, & Richard Strahm.
The 2025 Affiliate Candidates:
Margo McDonnell, Joe Palladino, Dana Santangelo, & Jerome Scarpello.

For the 2025 election, the online polls (via associationvoting.com) will open on Thursday, September 25th via an email notification will be sent to every REALTOR® member. The election will conclude at the 2024 Annual Membership Meeting scheduled for Thursday, October 23rd. Members may submit votes online until 1:00pm on Wednesday, October 23rd, or vote in-person at the Annual Membership Meeting.
IMPORTANT NOTICE: As in the previous years, all members will ONLY receive the link
to cast their vote via email. If you would like to receive a hard copy of the ballot mailed to you, that request must be filed with the Chief Executive Officer at least four (4) weeks before the election (September 25, 2024) and the ballot will be mailed to you.
In accordance with the Bylaws, additional candidates may be placed in nomination by
petition by at least five percent (5%) of the REALTOR® members eligible to vote. The
petition must be filed with the Chief Executive Officer at least four (4) weeks before the
election (September 25, 2024).

Monthly Market Statistics for August 2024 Available on TCSR Website |
Tri-County Suburban REALTORS® continues to help members communicate the latest
real estate market conditions with a set of Monthly Residential Market Statistics for
area counties and their respective school districts. Note that these monthly statistics
cover all school districts in Chester, Delaware, and Montgomery counties.
Philadelphia and select Berks County school districts are also available. The
reports are updated between the 10th and the 12th of the month for the previous
month’s statistics.

An assortment of reports is also available to Bright MLS subscribers at BrightMLS.com such as a monthly Market Report, and a Marketing ToolKit to coincide. Once logged into their site, click the "Market" tab and choose the "Market Statistics Report" button in the drop-down menu to access various reports.

Tri-County Suburban REALTORS® will host its 2024 Annual Membership Meeting at Springfield Country Club on October 23rd, 2024!
The Association will welcome David Wasserman, senior editor and election analyst. David has served as an analyst for the NBC News Decision Desk in every election since 2008 and has also appeared on Fox News, CNN, C-SPAN, and NPR. In a lively, entertaining and strictly non-partisan presentation, Wasserman will cut through the spin and offer a data-driven forecast of how the upcoming election might unfold. Wasserman draws on his extensive interviews with both parties’ candidates and strategists to shed light on the top issues on voters’ minds and even how retail habits can predict voting behavior.

NAR Settlement: Everything Old is New Again. |

Change is challenging. The real estate industry is adjusting to practice changes that took effect in Mid-August 2024. Let’s take closer look at what has NOT changed:
|
- Listing broker explains to seller the services listing broker offers.
- Listing broker and seller agree to the fee that seller is expected to pay listing broker for those services.
- Listing broker and seller also agree to the amount of co-op fee, if any, that will be paid to a buyer broker for procuring a buyer.
- Buyer broker explains to buyer the services that buyer broker offers.

Buyer broker and buyer agree to the fee that buyer is expected to pay to buyer broker for those services.
- Buyer broker and buyer agree that some or all the buyer broker’s fee may be paid by another on behalf of buyer. Buyer is responsible for any balance due.
- Buyer broker ascertains how much, if any, co-op fee is being offered by the listing broker.

If the amount the buyer has contracted to pay the buyer broker is more than the co-op fee offered by the listing broker, the buyer has options on how to make up the difference.

What HAS changed?
The co-op fee offered by the listing broker is no longer allowed to be shared via the Multiple Listing Service. This means that communication of the offer of compensation between brokers must be made through other means not affiliated with the MLS.
Previously, the rules of the MLS stated that submission of an offer to purchase on behalf of their buyer client constituted acceptance of the offer of co-op compensation. Since the offer is no longer made through the MLS, listing brokers and buyer brokers will need to use a cooperative compensation agreement (PAR form CBC or similar) to confirm offer and acceptance of an offer of co-op compensation.

Bright MLS: Buyers Have More Options, But Sellers Often Still Have the Upper Hand |

In most market across the Bright MLS service area, inventory has been steadily increasing since the beginning of the year. Despite an uptick in listing activity, buyers often still face a very competitive market. Median list prices are still on the rise, and during the months of June, July, and August, about 44% of homes sold above asking price.

The Hottest Markets Are in Suburban Philadelphia |
The majority of homes sold during the summer months sold for above list price in much of the Pennsylvania and New Jersey suburbs. Mercer County, New Jersey, experienced significant price pressure, with two-thirds of all homes sold in June, July, and August commanding above asking price.
Low inventory and still-strong demand continues to put upward pressure on home prices. Through the end of July, the median home price in the Philadelphia metro area is up 8.2% compared to a year ago. The fastest home price appreciation is in Mercer County (+16.4%) and Camden County (+14.0%) in New Jersey. However, prices are up at near double-digit rates through the Philadelphia suburbs.

SRA: Upper Darby to Begin Interior Point of Sale Inspections on Oct. 1 |

Upper Darby Township has posted a notice that beginning on October 1st, the township will begin performing interior inspections along with exterior inspections for all property resales. The township has requested that resale applications and payment be submitted at least three to four weeks prior to the settlement date to allow for inspections to be performed, necessary permits to be issued, and any violations to be corrected. The township had originally set a date of July 1 to begin the inspections, but it was delayed. Suburban Realtors Alliance will continue to inform members about any further developments.
