Ranch House renovations continue to move along! Visit our website for the latest renovation updates.
Please continue to enter through the Mail Room, where you’ll find the temporary Front Desk just inside to the left. Coffee and tea are available in the Great Room.
The main locker rooms and restrooms remain closed. Please use the East Wing family changing rooms and restrooms, where towels are also available.

The Ranch House parking lot may be a bit tighter than usual over the next few weeks due to the renovation project and the leaf dumpster installation.
We invite members to use overflow parking on River Valley Ranch Drive or at the Old Thompson Barn parking lot. A big thank you to Brian Leasure for generously opening his parking lot for Ranch House visitors to use! Members will also notice some spots reserved for RA Nelson and other contractors, these may be opened up to members when not needed for the project.
We truly appreciate your patience as we work through these updates!

As is typical this time of year, we are sharing the annual budget as early as we can, giving the community an opportunity to provide feedback on a preliminary budget draft. We invite you to join us for one of two budget Q&A sessions being held at the Ranch House in person or via zoom. See links below for draft budgets and timelines.

RVR Fall Leaf Dumpster Is Here! |
The Ranch House fall leaf dumpster is now available for community use. Located at the back of the Ranch House parking lot, it accepts grass clippings, weeds, leaves, sticks, brush and branches up to 2 inches in diameter.
The collected yard waste will be turned into compost, so please follow the landfill’s guidelines to help keep the material clean and suitable for composting. Empty yard waste directly into the dumpster and take all bags and containers home with you. Plastic is not permitted.

Colorado Parks and Wildlife asks residents to keep real pumpkins indoors, where they can be displayed in a window without attracting hungry bears. Even uncarved pumpkins can become a meal as bears prepare for winter!
Trash is another easy food source, so please follow our community’s trash rules: Pickup is Tuesday, except on holidays. Cans must remain inside until 6 a.m. on trash day and be brought back inside by 8 p.m. Never put trash out the night before.

Celebrating Cristina:15 Years of Tennis at RVR |

We had a wonderful End-of-Season Tennis Party celebrating 15 years of our incredible Tennis Pro, Cristina!
It was so special to see the outpouring of love and appreciation from everyone who has had the opportunity to play and learn with Cristina over the years. Her impact on our tennis community is truly unforgettable.
RVR wouldn’t be the same without you, Cristina! We’re so grateful for all you do and look forward to celebrating many more years with you!

The tennis courts will remain open as weather permits. Once overnight temperatures drop below freezing, frost can form on the courts. As it melts during the day, the court surface becomes soft and muddy, making it unsafe for play. We’ll close the courts when those conditions occur and keep you updated.

We’re enjoying a little extra pool season this year! The Rec Pool will close later than usual as we coordinate with our contractor to install anchors for the winter pool cover.
The closing date will depend on the timing of that work, so we’ll keep you posted and share updates as details come together. Thanks for a wonderful pool season!

Irrigation Winterization Schedule |
Irrigation blow-outs are now underway in the community. The team will continue to work on RVR residences through the last week of October.
Once your system has been winterized, a 2026 sticker will be placed on your controller to confirm it has been completed.

Knitting Group Moves Indoors |
As cooler weather settles in, the knitting group will begin gathering in members’ homes starting Tuesday, Oct. 13. For the schedule and meeting locations, please call or text Sarah Murr at 760-393-1334.

Wildfire Risk Scores & Homeowners Insurance |

|
There’s a new opportunity for Colorado homeowners to see how insurers assess wildfire risk. Under HB25-1182, insurers that use wildfire risk scores or models must share homeowners’ scores or classifications and information about available mitigation discounts. Homeowners can also appeal a score or classification directly to their insurer.
As you review your insurance paperwork, look for this information and ask your insurer how any wildfire mitigation work may be considered. Dated photos and records of improvements can help support the conversation.
