Instructor and Course Renewals |
TREC hosted an Instructor and Course Renewals Update Webinar; the brief session walked through the upcoming renewal cycle, noting that all active course and instructor licenses expire on December 31, 2026 and needed to be renewed within the 120‑day period prior to expiration, per TREC Rule 1260‑05-.16(3). The renewal cycle opened on September 1st, and renewal letters with step‑by‑step instructions began going out at that time. For those who could not attend, a recording of the webinar was made available on our website for later review.

Award for Excellence in Education |
TREC is pleased to announce that the Tennessee Real Estate Commission is now accepting nominations for the William C. “Bill” Tune, Jr. Award for Excellence in Education. This esteemed honor is presented in remembrance of its namesake and recognizes individuals who exemplify exceptional dedication, professionalism, and service within the field of real estate education.
To uphold the prestige and purpose of this award, the Commission follows established selection criteria:
• Nominees should have at least ten years of real estate industry experience and a minimum of five years as a licensed real estate instructor. Commission members will select the award winner and will determine whether a nominee reflects the spirit and ideals for which this award was created.
• Previous recipients of the award are not eligible for renomination.
• Nominations will close on October 30, 2026.
We invite you to submit nominations for individuals who embody excellence, leadership, and commitment to advancing real estate education in Tennessee.

Steve Guinn is a commercial real estate developer, manager, and broker with more than four decades of experience in office and industrial development, property management, investment sales, and leasing across the Mid‑South.
Throughout his career, Steve has held senior leadership roles at Trammell Crow Company, Highwoods Properties, and Colliers International, where he managed major commercial portfolios, led brokerage teams, and developed more than 500,000 square feet of Class A office space — including Memphis’s first LEED‑certified buildings.
Since March 2025, Steve has served as President and Principal Broker of Leopard Commercial Real Estate, providing strategic brokerage, consulting, and development expertise across the region.
Steve is currently serving in his second term as a Tennessee Real Estate Commissioner, where he represents West Tennessee. He is also an active member of SIOR, Lambda Alpha International, and the Memphis Area Association of Realtors. His community involvement includes service on the Soulsville Charter School Board, work with Bugles Across America, and participation in several regional music organizations.
He holds a Bachelor of Business Administration from Baylor University and maintains professional credentials as a Tennessee real estate broker, retired CPA (Texas), and LEED Accredited Professional.
