Tri-County Suburban REALTORS® once again joined forces with the Boys & Girls Club of Philadelphia for its annual coat drive. Together our members, affiliates, and staff donated over 100 coats and cold-weather essentials for children in need, filling an entire van. In total, more than 125 coats and accessories were collected.
This effort was part of the REALTORS® Reach Out campaign, a statewide initiative celebrating REALTORS®' volunteerism and community service. A heartfelt thank you to all the members, offices, and staff who made this drive such a success.

A Strategic Tax Solution for Your Clients' Capital Gains |
For sellers facing significant tax events, Pennsylvania’s Educational Improvement Tax Credit Program (EITC) / Opportunity Scholarship Tax Credit Program (OSTC) programs offer a powerful alternative to paying capital gains or related state income taxes. Real Estate Sales and Broker License Exams Now Offered in Spanish |

Pennsylvania is now offering real estate sales and broker license exams in Spanish, according to an announcement last week from the Department of State. Secretary of the Commonwealth Al Schmidt noted that this progress reflects the Shapiro administration’s commitment to removing barriers to professional licensure by maximizing accessibility and making Pennsylvania a more attractive place to work.
The Hispanic population in Pennsylvania has grown by nearly 46% since 2010, reaching 1.1 million residents in 2022. The Latino population has contributed to 50% of Pennsylvania’s population growth over the last two decades.
Pearson VUE partnered with a Philadelphia-based company to translate the exams and their accompanying study guides into the Spanish (modern) dialect. Pearson VUE currently administers the four real estate sales and real estate broker exams across the commonwealth.

During the third quarter of 2025, the Mid-Atlantic’s luxury housing market performed better than the overall market, according to the latest luxury market report from Bright Research. However, early signs indicate that conditions in certain local markets might be starting to weaken. Explore a few of the key findings like "In Q3 2025, new pending luxury sales were up 8.6% over Q3 2024," "In Q3 2025, more than a third of luxury homes sold were all-cash purchases," and "High-end properties are taking slightly longer to sell, and economic uncertainty could impact this market segment in the coming months." SRA: Montgomery County Proposes 4% Tax Increase in 2026 Budget |

Montgomery County officials unveiled a 2026 proposed budget featuring a 4% property tax increase to help close a $25.5 million deficit. The budget gap will be filled by using the $12 million in new revenue generated by the tax increase and relying on $13.5 million from the fund balance. The county trimmed more than $14 million in costs by reducing benefits, operating expenses and legal fees, and eliminating vacant positions, but personnel, health-care costs, debt service and inflation remain major financial pressures. The budget also invests in homelessness services, public safety and long-term growth as the county prepares for continued population increases. Raising the millage rate from 5.252 mills to 5.462 mills would amount to an additional $36 per year for an average single-family home with a $556,600 market value and $171,200 in assessed value. An additional millage increase from 0.39 to 0.49 mills — about $17 for the average property — is proposed to support Montgomery County Community College. The budget is now advertised for public review, with hearings scheduled for Thursday, Dec. 4, and a final adoption vote on Thursday, Dec. 18.
