Ranch House renovations continue to move along! Thank you for your patience and flexibility as we make these improvements. Visit our website for the latest renovation updates.
Please continue to enter through the Mail Room, where you’ll find the temporary Front Desk just inside to the left. Coffee and tea are available in the Great Room.
The main locker rooms and restrooms remain closed. Please use the East Wing family changing rooms and restrooms, where towels are also available.

A kind reminder that the construction dumpster is an open dumpster for construction use only. Please do not dispose of food or personal trash in it.

As we prepare the 2027 budget, we’d like to give the community an early opportunity to review the preliminary draft and share feedback. We’ll send draft budget details to the community before the sessions so you have time to look it over.

RVR Fall Leaf Dumpster Is Here! |
The Ranch House fall leaf dumpster is now available for community use. Located at the back of the Ranch House parking lot, it accepts grass clippings, weeds, leaves, sticks, brush and branches up to 2 inches in diameter.
The collected yard waste will be turned into compost, so please follow the landfill’s guidelines to help keep the material clean and suitable for composting. Empty yard waste directly into the dumpster and take all bags and containers home with you. Plastic is not permitted.

Homeowners may now install deer fencing
|
|
|
|
Deer season is upon us! With mule deer already being spotted in the area, homeowners may begin installing deer fencing now, two weeks earlier than usual, to help protect their landscaping.
For community deer fencing standards, please see Section 6.58.1 of the Design Guidelines (Fourth Amendment).

| We’re enjoying a little extra pool season this year! The Rec Pool will close later than usual as we coordinate with our contractor to install anchors for the winter pool cover.
The closing date will depend on the timing of that work, so we’ll keep you posted and share updates as details come together. Thanks for a wonderful pool season!

Irrigation blowouts have begun for common areas and the second week of October for private residences. Residential work will continue through the end of October.
Once your system has been winterized, look for a 2026 sticker on your irrigation controller confirming that the work has been completed.

Wildfire Risk Scores & Homeowners Insurance |
|
|
|
There’s a new opportunity for Colorado homeowners to see how insurers assess wildfire risk. Under HB25-1182, insurers that use wildfire risk scores or models must share homeowners’ scores or classifications and information about available mitigation discounts. Homeowners can also appeal a score or classification directly to their insurer.
As you review your insurance paperwork, look for this information and ask your insurer how any wildfire mitigation work may be considered. Dated photos and records of improvements can help support the conversation.

We continue to receive reports of bear activity throughout the neighborhood, including during daylight hours. Please be vigilant about removing attractants such as trash, bird feeders, pet food, barbeque grills, fruit, and compost around your home, day and night.
There was a bear sighting at the Ranch House recently—a good reminder to stay bear-aware!
Trash Reminder: Trash pickup is Tuesday except on holidays. Cans must remain inside until 6 a.m. on trash day and be brought back in by 8 p.m.
