Open House Event Scheduled for September 7th!

It is with great excitement that the Suburban West REALTORS Association announces that it will be hosting an Open House Event for members to tour their new headquarters including our new office and Association of REALTORS School classroom! The event will take place on Thursday, September 7th from 3:00pm-6:00pm at our new location: 1 Country View Road, Suites 101 and 201, Malvern PA 19355.
The event will feature:
  • a ceremonial ribbon cutting 
  • complimentary appetizers
  • complimentary open bar (beer and wine)
  • giveaways
  • networking with SWRA REALTORS and Affiliates

Joint Membership Meeting to Feature Keynote Speaker Michael Smerconish

Suburban West and the Montgomery County Association of REALTORS are excited to welcome Michael Smerconish (host of The Michael Smerconish Program on SiriusXM, Host of CNN's Smerconish and Contributor, Newspaper Columist and Best Selling Author) as the keynote presenter for the 2017 Joint  Membership Meeting on October 10th (11:15am-2:00pm) at the Crowne Plaza in King of Prussia. Leading this special event will feature Michael's presentation, "Divided We Stand". The event will also include lunch, an Affiliate Expo and SWRA's business meeting, featuring:
  • An Association update from Chairman Steve D'Antonio and Chairman-elect Ken Enochs
  • Recognition of our recent REALTOR Emeritus recipients and Leadership Development Program graduates
  • The last chance to vote for the 2018 Board of Directors

September Schedule Released for Mandatory SWRA Membership Course

The REALTORS Code of Ethics requires cooperation among REALTORS except when cooperation is not in the client's best interest. In Putting Clients First: Cooperation, Compensation and Procuring Cause, instructors will engage students in work that will address the ethical and legal issues as well as best practices involving some of the most challenging issues raised by the cooperation vs. client best interest dynamic. 
Putting Clients First classes are now scheduled through September. The class will continue to be offered frequently through December 2018. All Suburban West REALTOR members must take this 3.5 hour class by December 31st, 2018. To register, please click here (once logged in, click "Events" and then "Upcoming Classes").

Record Retention Policies and Technology

The rules and regulations of the real estate commission require that brokers "shall retain records pertaining to a real estate transaction for at least 3 years following consummation." The regulation sets a 6 month retention period for certain other documents not resulting in a closed transaction and for time-shares. The regulation also requires brokers "shall produce the records required in subsection (a) for examination by the commission or its authorized representatives upon written request or pursyant to an office inspection."
It is our understanding that saving these documents electronically is permissible provided they are readily accessible and can be produced upon request as stated in the regulation. Read more.

Five-Acre Parcel Sold at the Exton Square Mall

The owner of the Exton Square Mall, Pennsylvania Real Estate Investment Tust (PREIT) announced it has agreed to sell five acres of the property to a developer of multi-family dwellings. The sale of the Exton property is one of three the Philadelphia-based mall operator announced, that is expected to bring the company about $75 million. The company did not break out the price it is receiving in each sale. Closing is expected to occur once entitlements are obtained by the buyer, according to PREIT.
