River Valley Ranch Homeowners Association: 2025 Budget Proposal

Dear River Valley Ranch Homeowners,
As autumn settles in and we prepare for the changing seasons, it's time to review our financial outlook for the coming year. Ashley and his team have diligently prepared a draft budget for 2025, taking into account various economic indicators and our community's needs.
Economic Context
The current economic landscape shows:

- A trailing 12-month Consumer Price Index (CPI) of 2.5% (as of August).

Federal Reserve officials projecting a slowdown in inflation, potentially leading to rate cuts.

|
While inflation remains a constant factor in our financial planning, our management team has demonstrated strong financial acumen and operational expertise. They anticipate ending 2024 within 1% of budgeted expenditures, resulting in an approximate $25,000 surplus, largely due to increased revenues from new construction activity.
Proposed 2025 Budget Highlights
Our goal for 2025 is to keep the operational dues increase below inflationary pressures. Here's what this means for your dues:
1. Operational Dues: A proposed increase of $7 per month (2.1% year-over-year)

This is half of last year's increase, continuing a trend of declining increases over the past three years

2.Reserve Dues: A proposed increase of $5 per month
|

This is also half of last year's reserve increase
|
3.Total Monthly Dues Increase: $12
|

|
- Anticipated year-end reserve balance: Over $3 million

Special assessment revenue (for Ranch House Renovations): $3,047,000 to be received by August 2025
|
2. Board Review: The October board meeting will discuss community feedback and any necessary adjustments.
3. Budget Approval: The Board will vote on the proposed budget during the November 13th meeting.
4. Homeowner Vote: If approved by the Board, a homeowner vote will be held in early December.
