Maintenance teams have begun prepping the clay tennis courts. They will continue to work during favorable conditions, but cold or wet weather may slow down progress. Additionally, overnight freezing temperatures can also cause delays.
|
At this time, we expect court two to be complete and playable by early next week. Two more courts will be open by the end of next week.
|
We’ll continue to provide updates through the weekly news as the courts become available. We thank you for your patience while we work hard to get the courts in perfect shape for our members and guests!

We had a fantastic Bingo Night last Saturday! Guests enjoyed half-off drinks and tasty finger foods while playing six rounds of bingo, each with a fun twist—shapes, corners, and blackouts! Hospitality Supervisor, Sarah Gager, kept things lively with trivia facts and jokes. Prizes included RVR beanies, mugs, and gift cards to Bonfire or Peppinos, which the winners were absolutely thrilled with.

Lawn Fertilization and Aeration |
Now Complete in Settlement & Old Town Neighborhoods
|

Turf plug aeration and organic fertilization application is now complete in Old Town and Settlement neighborhoods. Common areas should be completed towards the end of next week.

Barring no complications, the west side of the community (custom homes) should be up and running by the end of the day on Monday, April 14.
Crews are currently pressurizing and making necessary repairs to the main lines. The east side of the community (Old Town & Settlement) is slightly delayed due to the timing of ditch water becoming available from the Town of Carbondale. We hope to have the east side up and running by Friday, April 18.

While we are pressurizing our mainlines, we do not recommend starting with a full irrigation schedule at this time. We will be doing some light watering while tuning and repairing heads. We won’t move into our regular irrigation schedule until the beginning of May. Our mainlines also run much deeper than residential lines. Given the risk of freezing temperatures, we suggest that you delay pressurizing your lines at this time and practice water conservation while easing into spring.

Twenty Second Amendment to the
RVRMA Design Guidelines |

|
The RVRMA Board of Directors has reviewed draft versions of the Twenty Second Amendment to the RVRMA Design Guidelines at the February and March board meetings. The draft Amendment is the result of an almost yearlong effort, focusing largely on fire defensiveness and waterwise landscaping. The amendment also allows for more contemporary interpretations of the guidelines including reasonable and modest changes in keeping with the architectural fabric that has been established in the neighborhood.

Click here to read an Executive Summary along with the latest draft version of the Twenty Second Amendment to the RVR Design Guidelines. As is typical with any amendments made to the RVR Design Guidelines, the document will be posted for a minimum of thirty days before the RVR Board votes to approve it. The board will again be discussing this topic at the April board meeting which could result in a vote for approval should the board wish to make a motion to that end.

This month's artist is Megan George. Please stop by the Ranch House to check out her artwork.
Megan is a scratchboard artist specializing in detailed depictions of large agricultural and western animals. Drawn to the meticulous nature of the medium since 2017, she embraces the challenge of creating highly detailed, time-intensive works—sometimes taking months to complete. Her black-and-white pieces highlight striking contrasts and textures, bringing out not only the physical details of her subjects but also their personalities and emotions. Through her art, Megan captures the unspoken essence of these animals, revealing their depth and character in every piece.

Design Review Applications |
As is typical this time of year, we are seeing an increase in Design Review Requests from the Community. Awning additions, landscape improvements, deck replacements and re-staining of homes are just some of the requests that have come through. Many of these repairs can be approved through a simple Administrative Approval process. More complex projects may require a more formal design review by the DRC. In all cases, we ask that homeowners please fill out and submit a Home Improvement Application form to seek approval before you begin your project.

Did you Know? | Gutter Guards & Vent Screens |
Did you know that gutter guards can help protect your home from fire by preventing debris from accumulating in your gutters? Embers from wildfires can land on your gutters and ignite debris that have accumulated inside and gutter guards reduce the chance of this happening. Metal gutter guards are the most effective at containing fires because they are less combustible. Typically a mesh of 1/8 or 1/16 inch is best to prevent embers from entering your home. Homeowners should avoid large mesh sizes such as 1/4 inch.
Screens over vents can also prevent embers from entering vulnerable areas like your attic or crawl space. Additionally, gutter cleaning is an essential part of home maintenance and upkeep, always be sure to regularly clean the screens to prevent debris buildup that could hinder airflow.

In 2025, we will be carefully removing up to 43 trees. Some of these are also slated for replanting. Each tree that is scheduled for removal has been marked with a black dot to make it easily identifiable. We are doing our best to discuss this with homeowners who have immediate impacts (trees that are located directly in front of or adjacent to their lot). We advise everyone to be aware of the trees that surround them, and their corresponding markings. If an Ash Tree has no markings, it is likely scheduled for removal further into the future. If an Ash tree has a silver tag, it is a tree that has been treated for EAB (reducing it’s chance of infection). It is also worth noting that smaller Ash trees (tree trunk “DBH”) do not respond well to preventative injections, which may help explain some of the Arborist’s decisions. Last year’s Ride for the Pass had a great turnout from RVR homeowners, let’s make it even bigger this year! The $45 entry fee goes toward supporting the Independence Pass Foundation. Feel free to share this with other RVR riders who may be interested, and remember, e-bikes are welcome!

| Now Hiring Summer Lifeguards |
The Ranch House is now accepting applications for summer lifeguards! Click here to complete the application. Lifeguards must be a minimum of 15 years old at the time of certification. We will tentatively hold lifeguard certification training at the Ranch House on Friday, May 16 (after school) - Sunday, May 18 (all days are required). A swim test and online training portion will be required prior to the in-person training.

Home Risk Assessments and Wildfire
Mitigation Assistance Fund
|
Homeowners can sign up for a wildfire risk assessment by clicking here. The Roaring Fork Wildfire Collaborative has a community assistance fund where homeowners can be reimbursed up to $1500 (or $10,000 for HOA-level) for undertaking actions identified in those assessments. Funding is awarded twice a year, the winter deadline is March 31. Click here to learn more.
