Xeriscape, Ground Cover & Siding Amendment
As many of you know, the DRC together with RVRMA Board of Directors recently passed the Eighteenth Amendment to the RVR design guidelines. The new amendment includes updated language in the guidelines regarding xersicape, ground cover and exterior siding.
Siding language was updated with the intention to empower the DRC to approve siding alternatives that offer fire protection, while still maintaining the aesthetic of natural wood that has been established within the existing architecture of RVR.
The amendment also ensures xeriscape and ground cover sections of the guidelines are in alignment with Colorado law (HB19-1050) and encourages water conservation practices and the use of drought tolerant landscape.

2023 Budget 
Thank you for all who attended our budget feedback sessions—we appreciate your participation and it will add to our discussion at the upcoming board meeting.
Next steps: The board entertained the proposed 2023 budget in its October 26th session. Should there be any proposed changes, they will be made prior to the November Board meeting where the 2023 Budget will be voted on. If approved, the community will then cast their votes beginning on FridayDec. 2. We greatly appreciate everyone’s participation in the process!
Homeowner Questionnaire 
RVRMA is updating our homeowner database to ensure that we can communicate important information. We will use this data to cross reference our records, verifying accuracy.
We are also sending this so that we understand any additional needs homeowners might have concerning language preferences and/or designated contacts that might be authorized to communicate on an owner's behalf.

Annual RVR Fall Craft Fair

Would you like to sell your homemade goods at the Annual RVR Fall Craft Fair?
Click here for vendor registration. Space is limited.
Each vendor gets one six-foot table to display their goods. It is up to the vendor to set pricing. Vendors can decide how to accept payment: cash, Venmo, credit card etc.

To celebrate the spooky season, the Ranch House will be handing out goodie bags for kids now through Tuesday, Nov. 1 (while supplies last).

Reminders & Highlights

Important Rental Information
Renting out your home? Here are some important things to remember:
  • Use of your home is limited to single-family occupancy, so your tenants must fall within the definition of a family laid out in the Master Declaration.(Ctrl F for search feature). This would apply to both Short Term, and Long Term Rentals.
  • If you are currently renting out your home or thinking about it, here’s a reminder: All rentals and leases within RVR must register with the Ranch House. This applies to long-term leases as well as short-term rentals. 
  • Anytime you rent out your home, whether transferring your membership or not, you must have a lease on file at the Ranch House. Leases can be submitted to ali.royer@rvrma.org(If you do not have a full lease drawn up, please contact the office to learn what options there are to satisfy this requirement.)
  • Per the RVR Master Declaration, a lease must be of an entire 'unit,' whether it is an ADU, caretaker unit, half of a duplex, or single family dwelling. Leasing of just a bedroom is NOT permitted.
  • If you do rent or lease your home, you are responsible for the behavior of your tenant. That means you need to make sure anyone staying in your home is aware of our rules regarding parking, trash, noise and other issues designed to keep our community problem-free.  
Long Range Planning
The Long Range Planning Committee will meet on Tuesday, Nov. 8 at 1 p.m.

No Pedestrians on Golf Course
As a kind reminder, the golf course will reopen as soon as the snow melts and pedestrian access is prohibited. Homeowners are asked to wait until the golf course is officially closed before entering the area. Walking on the frosted/frozen grass at this time can cause extensive damage. Ideally the course should have an undisturbed blanket of snow versus melted foot prints to protect the grass through winter months.
Ranch House Hours
Daylight Savings will end on Sunday, Nov. 6 at 2 a.m. Remember to turn your clocks back 1 hour! Beginning Saturday, Nov. 5 weekend hours for the Ranch House will transition to 8 a.m. - 7 p.m.

Seems the cold weather is upon us! For some, there may seem to be less incentive to being outdoors during the winter but having a more positive outlook towards it leads to a lifetime of wonderful winter activity. It’s about embracing winter for what it is and steering away from the negativity. Learn to appreciate our amazing environment. Redirect conversations about the drag of winter to the opportunities and benefits of the season instead. Frolicking in the snow is good for your mental and physical well being. To stay toasty when playing in the snow, consider a small fire pit for your deck or patio. But be sure it is an electric or propane one. Wood burning fire pits are not allowed in Carbondale to help keep our air clean. 
Yard Waste Disposal
RVR members may now bring their leaves and organic waste to the Ranch House parking lot for disposal. Look for the large dumpster towards the back of the parking lot and please be sure to dump your items into the dumpster and take your box or bag with you.
*This service is offered to RVR homeowners only. We ask that you please communicate this to your contractors. 
Carbondale’s annual leaf recycling program will run from Monday, Oct.10 through Wednesday, Nov. 2.
