June-August home sales and listings hit highest totals since Summer 2022 with improving mortgage rates |

Falling interest rates and rising inventory spurred another month of year-over-year growth for Indiana’s real estate market in August, wrapping up a summer of sales and supply trending above last year.
- August closings (7,754) finished 7% above 2024 in while new pending sales (7,678) and listings (9,677) both outpaced last August by 1%.

The state median home sale price remained $275,000 for the third straight month, 4% higher than 2024.
- 17,236 properties were listed for sale statewide on an average day in August, 19% above 2024 and the highest monthly inventory since the summer of 2019.
- Homes also took 21 days to go from listing to pending sale, continuing a slower pace than 2024 (17 days).

While the state median sale price has been consistent month-over-month, higher inventory has helped buyers gain bargaining power: Sellers received less of their original list price (95.7%) last month than in July or in August 2024 (96.3%).
- More supply and longer time on market also prompted more sellers to reduce asking prices (price drops as a percent of inventory averaged 49% in August) to attract attention and offers before the end of summer.

From June through August, Indiana’s real estate market ran hotter than summer 2024 with 23,416 closed home sales and 29,721 homes newly listed for sale, both 6% higher than the three-month totals in 2024.
- The statewide median sale price was steady at $275,000, 4% above last summer.

Suburban counties across Indiana showed the largest year-over-year sales growth from June through July, as buyers pursuing higher-priced homes capitalized on available inventory with less regard to interest rates.

In Case You Missed It: Updated Indiana Seller's Disclosure

As we explained in last week's Legal Bulletin, a revised Seller’s Residential Real Estate Disclosure (Form #46234 ) has been released by the state and is now available via ZipForm and other licensed forms providers in the IAR forms library. In this video, Legal and Regulatory Compliance Counsel Anne Johnson explains the key changes made to the Seller's Disclosure:

As a reminder, we are advising brokerages to update their active listings executed on or after July 1st to the new state seller’s disclosure form as the prudent action to reduce liability under state law.
However, if a property listed on or after July 1st already has an accepted offer and is currently pending, we do not advise any change to the disclosure.
