Research: May Market Update

Indiana home sales grew 11% from April to May to 7,701 (1% above 2024) as contracts negotiated earlier this spring closed.
- New pending sales, however, fell month-over-month and 13% behind May 2024 to 7,138 as mortgage rates crept higher last month.
- Price growth also slowed, as the state median of $270,000 was just 2% above May ’24.
- Looking only at existing homes, statewide closings finished 3% ahead of 2024 and the median sale price ($260,000) stayed 4% higher than last year.

10,715 new listings were added in May, ahead of month-over-month expectations and 8% higher than 2024; year-to-date new listings are now up 6% versus 2024.
- This pushed total inventory higher as well, to 14,174 average daily listings, 25% above 2024.

Two Charts for Homebuyers: |
Sellers have been listing their homes in higher numbers over the past three months – but buyers pumped the brakes in May when it comes to new pending sales. Here are two charts to keep in mind for homebuyers: They have more options across all budget categories (even though supply is limited below $150,000) while average mortgage rates continue to trend below last year.

Two-Week Warning for the June 30th CE Deadline: |

With just two-and-a-half weeks to the June 30th Continuing Education deadline, just one-third of real estate brokers have completed their required CE hours!
-
Starting next year, the Professional Licensing Agency must conduct annual audits of member CE completion and will do so for the current licensing cycle as well; when the PLA conducted an audit last year, they levied nearly $130,000 in fines on members who didn’t get all of their hours done and documented.
- Don’t let technical difficulties, busy business schedules or some unforeseen emergency put your license in jeopardy.

How (and When) to Exercise Additional Days for Inspection |
In a 2023 survey of recent homebuyers, real estate marketing consultancy 1000Watt found that “interpreting inspection and disclosure reports” was ranked the most valuable service provided by real estate agents – buyers are looking to for expert help reducing risk and avoiding costly issues after moving day.
In this legal update, IAR Legal and Regulatory Compliance Counsel Anne Johnson provides a refresher on how (and when) clients can exercise their option for additional inspection if the initial report uncovers any potentially troubling issues.
