Updated Local Market Statistics Now Available for the Final Quarter of 2016 and January

| Suburban West, in partnership with TREND, offers monthly dash-board style reports for Berks, Chester, Delaware and Montgomery counties and Philadelphia. Even more unique are these same reports for every school district in Chester and Delaware counties and select districts in Philadelphia and Montgomery and Berks counties. These reports are vital to keep yourself knowledgeable about market trends and to demonstrate to buyer and seller clients the most up-to-date and accurate local housing information available. The Five "Cs" of Professionalism

| At the February 2017 Professionalism Exchange REALTOR members shared thoughts on what is professionalism? The attendees, representative of 16 firms and 29 offices, began the discussion with a review of a recent survey conducted by the Association. In that survey, participants were asked to consider, “In a real estate transaction, what aspect(s) of the relationship with other REALTORS leave a positive (or negative) impression upon you?” The 63 survey responses – both positive and negative – involved varying degrees of ‘Courtesy’, ‘Communication’, ‘Collaboration’, ‘Cooperation’, and ‘Consistency’. After general agreement that these things matter, the exchange attendees spent their time together trying to identify ways to improve the professional image of REALTORS. The common theme to address the issues involved raising awareness through education and holding REALTORS accountable. Accountability can happen in a variety of ways. Four of these are:

March REALTOR/Lawyer Seminar: Act 133 - New PA Law That Protects Your Transactions

| For too long in many municipalities, the road to settlement featured a potential obstacle—the withholding of a U&O certificate for minor property violations. The Pennsylvania Municipal Code and Ordinance Compliance Act (MCOCA) was recently amended through Act 133 of 2016 to address situations in which municipalities were not following the Act, leading to some real estate transactions being postponed or cancelled due to this practice. The amendments in Act 133 clarify the rights and responsibilities of both municipalities and property owners during code inspections upon the sale of a residential property.

New Kennett Ordinance Allows For "Traditional" Neighborhood Design

| Kennett Township has enacted an ordinance that allows “traditional neighborhood design” (TND) developments in the township. TND developments mix various types of residential units with commercial space and common areas in the style of a traditional walkable community. The new ordinance establishes the right to create TNDs in the township’s business park district and sets out definitions of the concept and various terms used. The ordinance also requires developments to be 15 acres or larger, with a mix of housing types and non-residential uses. Read more.
