All members of Tri-County Suburban REALTORS® will receive their 2026 membership dues notification email on October 1, 2025 via duesbilling@tcsr.realtor. All dues correspondence, including subsequent reminders will come from this email address.

Once logged in, visit the My Orders tab. where members will find an Unpaid Order for their 2026 Membership Dues titled, “2026 Tri-County Suburban REALTORS® Annual Dues.”
All membership dues (Tri-County Suburban REALTORS®, the Pennsylvania Association of REALTORS® and the National Association of REALTORS®) are NOT refundable or transferrable.
Members may choose to pay in full, or via installment plan.

Two TCSR Members Receive High Honors During PAR Business Meetings |
|
|
The Pennsylvania Association of REALTORS® recognized four Pennsylvania members for their dedication and service to the industry during the board of directors meeting in Harrisburg last week. Two members from Tri-County Suburban REALTORS® were awarded; Guy Matteo as the winner of the 2025 Lifetime Achievement Award, and Richard Strahm as the winner of the 2025 REALTOR ® Active in Politics.
A REALTOR® for 38 years, Guy Matteo is an agent with RE/MAX Preferred Newtown Square. He was the president of PAR in 2011 and has served on the board of directors for the past 20 years. He was named PAR’s REALTOR® of the Year in 2008 and received the REALTOR® Active in Politics award in 1999. In addition, he served as the NAR Region 2 Vice President in 2019. Matteo has served on or chaired numerous PAR committees, including Legislative Committee, Executive Committee, Finance Committee and Headquarters and Staffing Needs Committee.
He was the chairman of the Suburban REALTORS® Alliance Board of Directors and served on their board of directors for 11 years. He has also served as an NAR federal political coordinator for two U.S. Congressmen for nearly 20 years. And he is a member of NAR’s, PAR’s and Tri-County’s RPAC Hall of Fame.
“I’d like to thank all of you, my REALTOR® family, for the opportunity to work with all of you over the past three decades. I’m grateful for the lifelong friendships I’ve developed at PAR,” Matteo said.
Richard Strahm, broker/owner of American Foursquare Realty, LLC, in Lansdale has been a REALTOR® for over 15 years. Strahm is a PAR’s RPAC Hall of Fame member, and has been a major investor for the past 10 years. He has served on PAR’s Legislative Committee for the past two years and was previously a member of the Legislative Forum. He is a state political coordinator for two state legislators, Sen. Collett and Rep. Malagari, the sponsor of House Bill 1567, which amended the Municipal Code and Ordinance Act.
In addition, he has served as the chairman of the Suburban REALTORS® Alliance from 2020 to 2021 and is active in SRA activities. He is also a member of the RPAC Fundraising Committee.
While accepting the award, he said, “Our advocacy and political efforts impact my career, our industry, our clients and those close to us. We show that we all can work together to make a difference.”
Each year PAR presents these awards to recognize members’ unique contributions to the profession and to the organization. In addition to Matteo & Strahm, Chris Beadling, a member of the Bucks County Association of REALTORS®, was named PAR’s REALTORS® of the Year & the Lifetime Achievement Award was also presented posthumously to Salvatore Mazzocchi Jr., a former member of the Allegheny Valley Board of REALTORS®.
Winners are announced at the Fall Business Meetings. Awards criteria are established and updated by the PAR Board of Directors. Deadline for nominations is July 1st of each year. Click here to learn more.

Tri-County Suburban REALTORS® has a process for handling disputes that happen during a residential transaction, which is formally known as the Buyer-Seller Dispute Resolution System – sometimes referred to as DRS or mediation. (PAR’s commercial forms default to a different arbitration process.)
It’s important to understand how the mediation process works because the PAR Agreement of Sale has language in which the parties agree to mediate any and all disputes arising from the transaction, and not properly following the rules could affect a party’s rights under the contract – including how deposits are handled and distributed.

Fed Cuts Interest Rate: What Happens to Mortgage Rates Now as Markets React |
The Federal Reserve has lowered its benchmark interest rate by a quarter percentage point, in a highly anticipated decision. The 11-1 decision supported by Fed Chair Jerome Powell and a majority of the Federal Open Market Committee (FOMC) brings the central bank’s overnight rate down to a range of 4% to 4.25%, marking the first change in rate policy in nine months.
"This ongoing gap between market and Fed expectations means that some risk of upward pressure on mortgage rates remains," says Realtor.com® Chief Economist Danielle Hale. "But for now, consumers have already benefited from the drop in mortgage rates that has brought mortgage rates below 6.5% for the first time in nearly a year and is likely to continue at least through this week."

SRA: Chesco Commissioners to Vote on Anti-Discrimination Ordinance
|

|
The Chester County Board of Commissioners will consider adopting a countywide human relations ordinance that would prohibit discrimination in employment, housing and public accommodations. The proposal, Ordinance 2025-03, would bar discrimination based on race, religion, ancestry, national origin, sex, gender identity or expression, sexual orientation, marital or familial status, disability, age, veteran status, source of income, use of support animals or aids, or status as a victim of domestic or sexual violence. It would also establish a Chester County Human Relations Commission to investigate and adjudicate complaints and provide remedies, supplementing existing state and federal protections. The commissioners will vote on the measure on Wednesday, Sept. 24, at 10 a.m. in the board room at 313 W. Market St., West Chester.
