Homeowners may install deer fencing starting October 1 

Deer season is upon us! To help protect your landscaping, homeowners may begin installing deer fencing starting Thursday, Oct. 1. This is a two-week head start from the typical October 15 date outlined in the Fourth Amendment.

The Rec Pool will remain open as weather permits. As fall temperatures arrive, we’ll watch the weather to determine when the pool will close and share the exact date with the community once it’s set.

Arriving by Monday, Oct. 5

The Ranch House leaf dumpster is expected to arrive by Monday, Oct. 5, for community use. We’re coordinating its placement with the renovation team to help keep parking and construction access running smoothly.

Irrigation blowouts will begin the first week of October for common areas and the second week of October for private residences. Residential work will continue through the end of October.

Once your system has been winterized, look for a 2026 sticker on your irrigation controller confirming that the work has been completed. The stickers will look similar to the ones pictured.

There’s a new opportunity for Colorado homeowners to see how insurers assess wildfire risk. Under HB25-1182, insurers that use wildfire risk scores or models must share homeowners’ scores or classifications and information about available mitigation discounts. Homeowners can also appeal a score or classification directly to their insurer.

As you review your insurance paperwork, look for this information and ask your insurer how any wildfire mitigation work may be considered. Dated photos and records of improvements can help support the conversation.

We continue to receive reports of bear activity throughout the neighborhood, including during daylight hours. Please be vigilant about removing attractants such as trash, bird feeders, pet food, barbeque grills, fruit, and compost around your home, day and night.

There was a bear sighting at the Ranch House recently—a good reminder to stay bear-aware!

Trash Reminder: Trash pickup is Tuesday except on holidays. Cans must remain inside until 6 a.m. on trash day and be brought back in by 8 p.m.

Water aerobics is scheduled to continue Tuesdays and Thursdays through October 8. If cooler weather closes the Recreation Pool, the class will move to the Lap Pool on October 6 and 8. Lap lanes will be reserved for the class during those times.
