Suburban West Recognized for RPAC Fundraising Achievements

Local Realtor® Associations' 2019 fundraising efforts for the Realtors® Political Action Committee (RPAC) were celebrated during the RPAC Awards Luncheon held this week at the PAR Business Meetings in Harrisburg. Special recognition was given to the Associations that raised the most dollars during the 2019 fundraising year.
We are proud to announce that Suburban West Realtors® Association won second place for the highest membership participation and second place for highest per capita in the extra-large board category. Additionally, Suburban West won in the most improved per capita fundraising category, raising $21,600 more than in 2018.

Realtor® support of RPAC is essential to the political success and ongoing challenges faced by PAR and NAR. Your investments help to elect candidates who support the Realtor® point-of-view and your RPAC contribution is an investment in both you and your industry's future. Suburban West would also like to recognize Christina Cardone who just entered into the PAR RPAC Hall of Fame for achieving a cumulative lifetime investment of $10,000 or more. Additionally, Suburban West also recognizes Ken Enochs, Jr. induction into the NAR RPAC Hall of Fame for achieving a cumulative lifetime investment of $25,000 or more. Congratulations to both Christina and Ken for their commitment and support of RPAC and helping to protect homeownership.

Case Interpretation: Is the Consumer Subject to an Exclusive Representation Agreement (Adopted May, 2019)

NAR recently published a new Case Interpretation associated with Article 16; Standard of Practice 16-9. This standard of practice addresses the affirmative obligation of a Realtor® to determine whether a consumer is subject to a current exclusive agency relationship with another Realtor®. The new case study demonstrates that to meet the standard, a Realtor® must make reasonable, specific efforts to determine if a current exclusive agency agreement (listing or buyer agency) exists. SWRA Commercial Chapter to Host Regional Economic Forum in King of Prussia

County economic development organizations have a significant impact on commercial real estate throughout our region. Join us for our Commercial Regional Economic Development Event on February 13th (3:30pm-6:00pm) at Workhorse Brewing Taproom in KOP for the latest on local economic conditions and initiatives in 2020 and beyond. The event will feature representatives from Chester, Delaware and Montgomery counties. Each county representative will provide a short presentation and address questions from the audience. After the program, network with other commercial practitioners and enjoy a wide array of appetizers and an open bar. Rules, Regulations and Ethical Standards That Govern Realtor® Advertising

As Realtors® ramp up for another year of marketing and advertising their services, here is a reminder of the rules, regulations and ethical standards that govern Realtor® advertising. The Real Estate Commission Rules and Regulations; the Code of Ethics (specifically Article 12) and the real estate commission guidelines for Team Advertising should all be taken into account when planning your marketing strategies. Be sure that any third-party vendors you use are also aware of the requirements.
Social Media, Internet, and other communications made electronically are not exempt from these standards. In electronic advertising it may be difficult to include all the necessary disclosures due to character limitations. The Code of Ethics, standard of practice 12-5 allows for a link to the required disclosures to stay in compliance. To date, the real estate commission rules and regulations are silent on this issue. Realtors® should not assume that the Code of Ethics work around will satisfy the real estate commission. Use caution and consult with your broker when preparing electronic advertising.

Can't Make it to Class on a Weekday? MCE Evening and Saturday Schedule is Now Posted!

Whether you work full time or have other weekday commitments, the Association of Realtors® School has you covered! Beginning in February, the School will begin to offer mandatory continuing education courses for PA renewal on evenings (3.5 hour courses) or on Saturdays (3.5 hour or 7 hour options) in Malvern. This will afford you a chance to complete your requirements on a schedule that works for you. Click here to access our flyer that provides off-hour courses, dates and times.

South Coventry Township to Consider Use and Occupancy Ordinance

The South Coventry Board of Supervisors will consider the adoption of an ordinance (PDF) that would require a use and occupancy certificate at the time of sale of any property and impose an obligation to bring the property into compliance with the township sidewalk and pathway ordinance. The hearing will take place on Monday, February 3rd at 7:30pm at the South Coventry Township Building, 1371 New Philadelphia Road, Pottstown.
The Suburban Realtors® Alliance is submitting commentary to the township related to this ordinance. The proposed ordinance incorporates language from the Municipal Code and Ordinance Compliance Act.
