Dear Members,
The Board of Directors and Clubhouse Steering Committee are pleased to share an important update regarding our Clubhouse Project.
The Board of Directors has approved a recommendation from the Clubhouse Steering Committee and is moving forward with Tillman Ruth Robinson Architects to prepare updated Class “C” design drawings and cost estimates. A Class “C” estimate shall be adequately detailed and shall be sufficient for making the correct investment decisions and shall be based on measured quantities of all items of work. This next phase will also include prequalifying construction management firms to ensure we are well positioned for accurate budgeting and efficient execution when the time comes to proceed to the next stage of the project. We expect to receive the updated design and costing by mid summer.
Throughout this process, we will continue to incorporate input from members as well as staff, ensuring that the updated design reflects the needs and priorities of our membership. After our Townhall session in December, we surveyed the membership and have subsequently shared the results of that survey. An important takeaway from the survey results was that a majority of the membership desires to see an updated cost estimate as well as an updated design with renderings that incorporated previous feedback before we were to move forward with a potential vote to bridge the funding gap that was discussed at our Townhall. We want to acknowledge the memberships’ desire to move forward quickly and also wish to complete a comprehensive due diligence process and develop as much alignment within the membership as possible.
Our Finance Subcommittee is working to evaluate our options with potential lending partners to ensure we are getting the best possible terms available and minimizing the risk to the Club of taking on any long-term debt.
The Clubhouse Steering Committee as well as the Construction and Finance Subcommittees are continuing their work to try and reduce the funding gap in an attempt to minimize the size of any potential assessment increase.
