Give the Gift of Education with the MCE Season Pass |
As the holidays approach, many of us begin thinking about meaningful gifts—both for ourselves and for those we care about. For REALTORS®, there’s no better time to invest in a gift that pays off long-term: professional education. Through the MCE Season Pass from Tri-County Suburban REALTORS®, you can give the gift of knowledge — and license-renewal peace of mind — for just $125.
🎁 What Makes the MCE Season Pass a Great Investment?
Affordable, all-in access. The MCE Season Pass covers unlimited registration for standard continuing education (CE) courses offered between date-of-purchase, and the PA real estate license renewal deadline - May 31, 2026. Once you purchase the pass, every qualifying class is included — at no extra cost.
Big savings vs. pay-as-you-go. Normally, fulfilling the 14-hour continuing education requirement costs around $210. With the pass — only $125 — you save at least $85, if you take more than the required hours, the savings grow!
Convenient and inclusive. The pass is available to all real-estate licensees (whether members or not), and covers required courses like Fair Housing and Agency Relationship, plus electives — all delivered via classroom or instructor-led virtual sessions.
Giving someone — or yourself — the MCE Season Pass isn’t just about checking a license-renewal box. It’s a way to reaffirm professional commitment, stay sharp on evolving industry standards and deepen market knowledge.
For a calendar of upcoming courses that are MCE Season Pass eligible, provided through The Association of REALTORS® School, click here.
To purchase the MCE Season Pass, visit your Member Portal under the Subscriptions Tab, or call the Association of REALTORS® School Monday-Friday, 8:00 am – 4:30 pm via 610-560-4900.

4 Ways Cold Weather Weakens Homes |
| |
|
As temperatures drop, the risks to your home rise—and many of the most common winter hazards start long before the first snowfall. From cracking foundations to overworked heating systems, even small issues can turn into expensive repairs if ignored. Recent insights from Hippo Home Insurance highlight the real impact of freeze–thaw cycles, strained plumbing, aging roofs, and increased fire risks during the coldest months of the year.
Before winter fully settles in, now is the ideal time for homeowners to take stock of potential trouble spots around the house. A few preventive steps can make the difference between a smooth season and a stressful one—and save thousands in unexpected repairs.
In the full story, via PAR's JustListed blog, there is a break down of four key areas from foundation to drainage where winter weather can take a toll on a home. Learn the top risks—and the simple, proactive steps every homeowner should consider before temperatures plunge.

Bright MLS: Concessions vs. Compensation, 4 Things to Know
|
|
|
|
Final concessions will be required at close starting in December. Here’s a quick review of what concessions are, and what they’re not. |
As industry practices continue to evolve, understanding the difference between seller concessions and broker-to-broker compensation is essential. Bright is reinforcing this distinction to ensure transparency and completeness in listing data. Starting December 10, 2025, final seller concession information will be required at close. Here’s what you need to know ahead of this policy change.
Bright has outlined 4 important things to know about concessions, starting with defining the differences between concessions and compensation/commission.
Concessions are funds the seller agrees to pay toward a buyer’s costs, such as closing costs or repairs. Concessions are negotiated between the buyer and seller as part of the transaction.
Cooperative compensation/commission refers to a blanket offer of cooperative compensation from the listing broker to the buyer’s broker. All mentions of compensation/commission are prohibited from Bright MLS.
For what SHOULD go in the final seller concessions field, what SHOULD NOT go in the final seller concessions fields and more, please click here.
For additional information on how to use these fields in Bright, please refer to the flow chart linked here.

SRA: Plymouth Meeting Mall to be Sold |
|
|
|
Lubert Adler Partners is under contract to purchase the largely vacant Plymouth Meeting Mall from PREIT and plans to invest more than $100 million to redevelop the 110-acre property into a mixed-use town center. The Philadelphia-based developer aims to transform the site with potential residential units, youth sports facilities and community-focused amenities. The firm has not determined what portion, if any, of the existing 948,000-square-foot mall will be demolished. Lubert Adler would be buying the PREIT-owned portion of the property, which Montgomery County property records show includes at least seven parcels. The sale, expected to close in late January, reflects a broader trend of repurposing struggling malls in the region.
