Tri-County Suburban REALTORS® continues to provide members with the latest real estate market conditions through our Monthly Residential Market Statistics, now expanding to include bordering school districts (Brandywine, Christina, & Red Clay Consolidated) within New Castle County! This addition enhances the comprehensive data already offered for school districts in Chester, Delaware, and Montgomery counties, as well as Philadelphia and select Berks County districts. With many Pennsylvania REALTORS® maintaining reciprocal licenses in Delaware, this update ensures our members have the insights they need to serve clients across state lines.
The reports are updated between the 10th and the 12th of the month for the previous
month’s statistics. If you have questions or requests, please contact Tri-County Suburban REALTORS® Director of Marketing and Communications, Lauren Davis.
An assortment of reports is also available to Bright MLS subscribers at BrightMLS.com such as a monthly Market Report, and a Marketing ToolKit to coincide. Once logged into their site, click the "Market" tab and choose the

Nailing the Written Corrective Proposal |
When buyers elect the inspection contingency in PAR’s Agreement of Sale (Form ASR), they have three options: accept, terminate, or negotiate. If they choose to negotiate, the Written Corrective Proposal (WCP) becomes key. Here's what to keep in mind:
Put It in Writing
No casual texts or vague notes—use Form BRI. It must include specific corrections or credits and be signed by both parties. Clarity prevents confusion and strengthens enforceability.
Identify the Reports
The buyer should specify which inspection(s) the WCP addresses. Buyers can submit multiple BRIs if different reports return at different times, but all requests must be made within the inspection contingency period.
Contractors & Deadlines
If the buyer wants a specific contractor or product used—or wants work done by a certain date—they must say so in writing. Otherwise, the seller can choose how and when to complete repairs (up to settlement), as long as it’s done in a workmanlike manner.
Include Follow-Up
Want a contractor to re-check the work? Spell it out in the proposal. Standard walk-throughs don’t automatically allow for third-party inspections.
Sellers Need Clarity Too
WCPs aren’t demands—they’re negotiations. If a request is unclear or overly broad, the seller should ask questions and confirm details before agreeing.
Don’t Miss the Deadline
The WCP must be submitted before the inspection contingency expires. Submitting it late means the seller is no longer obligated to negotiate—and the buyer loses their right to terminate based on the inspection.

SRA: Chester City Repeals Pre-Sale Inspection Requirement for Residential Properties
|
|
|
|
As of June 26, Chester City Council repealed the city’s requirement for a pre-sale inspection on residential properties. Rental properties are still required to be registered and inspected. The rental registration application can be found here. Commercial properties must also apply for use and occupancy permits.
