Spring is always a season of growth — and here at Gateway85, the energy is incredible!
Across the district, momentum is building. Companies like nesevo are expanding their U.S. footprint right here in Norcross. Georgia Tech’s new Atrium at Curiosity Lab is connecting students and alumni to hands-on tech experiences and opening new doors for workforce development. And thanks to the Gwinnett Housing Corporation’s transformation of an extended stay hotel into affordable housing, we’re seeing how smart redevelopment can strengthen both our community and our future workforce.
We’re also celebrating the CID’s largest spring beautification effort ever, with 500 trees and more than 4,000 plants being installed in medians throughout the district. Behind the scenes, our team is growing too — we’ve welcomed new talent to help drive this momentum forward. At the state level, Gateway85 was represented at the Georgia Capitol for the signing of Senate Bill 68, a tort reform measure that aims to create a more business-friendly legal climate.
Gateway85 is on the move — and we’re just getting started. Thank you for being part of this incredible community. Keep reading to see what’s happening across our dynamic district!

On April 21, Governor Brian Kemp signed Senate Bill 68 into law, enacting a package of tort reform measures aimed at addressing Georgia’s civil litigation system. The bill includes changes to premises liability standards and other legal procedures that supporters say will reduce frivolous lawsuits, lower insurance costs and make Georgia more attractive for business. Emory Morsberger, executive director of Gateway85 CID, attended the bill signing alongside other business and civic leaders.
While the legislation has sparked debate on both sides of the aisle, it represents a key moment in the conversation around economic development and legal reform. Business owners across the state will be watching closely to see how these changes impact liability exposure, insurance rates and the overall business climate in Georgia.

Gateway85 CID was proud to co-sponsor the 2025 Partnership Gwinnett Economic Outlook, where more than 200 business and community leaders came together to hear what’s next for our region. Hosted at the John C. Maxwell Leadership Center, the event featured a keynote address by Dr. Alfie Meek of Georgia Tech’s Enterprise Innovation Institute, who provided a data-driven forecast focused on national trends and what they mean locally.
Here’s what stood out: Inflation remains stubborn, which means interest rates will likely stay elevated for the foreseeable future. While overall job growth is expected to continue, it’s leaning toward lower-wage sectors - something that could lead to a slight rise in unemployment. Still, Georgia and metro Atlanta are positioned to outperform the rest of the country, especially in key industries like manufacturing, logistics and healthcare. That’s good news for business in Gateway85, where those sectors are already strong drivers of growth!
Events like this help our district stay ahead of the curve by arming local businesses with real economic insight. Visit the Partnership Gwinnett website to read more.

Gateway85 CID is blooming — literally! This spring, the CID is undertaking one of its largest beautification efforts to date, planting 500 trees and 4,185 plants throughout the district.
The upgrades include vibrant new landscaping along five medians on Oakbrook Parkway, as well as the new Beaver Ruin Road median, first highlighted in last month’s newsletter. These improvements don’t just enhance curb appeal — they create a more welcoming, walkable environment for everyone who lives, works and travels through the district.
Expect to see more color, shade and greenery as the season continues. We’re proud to keep Gateway85 growing strong.

Gwinnett Housing Corporation is transforming the former Spring Swallow Lodge on Jimmy Carter Boulevard into 73 brand-new affordable apartments for seniors and young adults transitioning out of homelessness. Backed by Gwinnett County and partners like the Community Foundation for Greater Atlanta and Chase Bank, the $14 million redevelopment will provide safe, stable housing with full kitchens — and offer residents access to on-site services like job training, financial literacy programs and wellness support. By investing in people and preparing them for long-term success, the project also helps strengthen the district’s labor pipeline, supporting local businesses and fueling economic growth.
Lejla Prljaca, CEO of the Gwinnett Housing Corporation, noted that Gwinnett County has one of the highest concentrations of extended-stay rooms in the country — making conversions like this a smart and strategic solution. Located on Jimmy Carter Boulevard, in the heart of a central and thriving area of Gwinnett, the new development is ideally positioned to attract residents who want to live, work and grow in the community.
“Extended stay conversions play a crucial role in community revitalization by turning underutilized properties into safe, locally managed affordable housing,” she said. “These efforts create more stability and opportunity for residents and help strengthen the fabric of our neighborhoods.”
