We hope you are well! This update outlines planned construction activity on Vanderbilt’s Chelsea campus from Monday, May 11, through Sunday, May 17.

At a glance: This week’s key community impacts

  • Work is expected to begin at 7 a.m. and conclude by 6 p.m. daily.
  • Installation of new underground lines for campus lighting is nearly complete. Moderate noise from equipment is possible. Residents of the townhouses closest to the 20th Street campus entrance are expected to be most impacted.
  • Parking on 21st Street and 20th Street remains impacted. The sidewalk on 21st Street, from nearly midway to 9th Avenue, is expected to be temporarily impacted for drainage system updates.
  • The south side of 21st Street is closed for utility work. The north side of the street remains open for traffic.
  • The 21st Street campus entrance remains closed; access campus via the 20th Street entrance (429 W. 20th St., New York, NY 10011).
  • The Chapel is temporarily closed to the public as a safety precaution.
  • The west side of campus remains impacted by the stormwater infrastructure upgrade; noise from equipment use and spatial impacts will mirror those of prior weeks. The temporary walkway remains.
  • A steady grinding noise at moderate levels is expected throughout the week due to brickwork restoration across campus. A steady hammering noise is also expected with Seabury roof work, and medium noise is expected to accompany concrete work on the west side of campus.
  • Interior renovation work continues this week across campus. Moderate to medium noise is expected from Sherred and Seabury. The community may notice increased traffic and material movement in the area.
  • Construction of campus accessibility ramps continues with moderate noise impacts.

Good news from our crews!

Last week brought another strong round of progress across campus. Here are some updates our crews were excited to share!

Seabury roof update:

Repair mockups for the Seabury roof have been approved, and work is now moving into the next phase of progress. This approval marks an important milestone as we continue renovations and restoration work across campus.

The Close & restoration progress:

Backfilling work is now well underway on the west side of The Close and nearing completion. The larger excavation area for the stormwater infrastructure upgrade has been filled in. Next steps include final grading and sod installation to complete surface work and return the area to a clean, finished condition. We can’t wait to see the lawn areas back in use and look forward to welcoming the campus community back to the space soon.

More details: Expected construction activity & impacts

In general:

  • The community can expect ongoing worker presence from Monday through Saturday. Saturday will remain up to an eight-hour workday; days may extend by up to two additional hours Monday through Friday. 
  • Trucks are expected throughout the week, similar to prior weeks. Flaggers will direct traffic as needed. 
  • Parking on 20th and 21st remains impacted. The south lane on 21st Street is closed, and the north lane is open for traffic. The sidewalk on 21st Street, nearly midway to 9th Avenue, will be temporarily disrupted for drainage updates. 
  • Optical monitoring is expected twice a week. Workers will be outside and around campus surveying; no cameras or photos will be used. 
  • Temporary staging of construction materials, equipment and storage sheds remains on the lawn areas of The Close and along West 21st Street. 
  • The community should expect fencing on the east side of The Close to shift slightly over the next week or so to allow for the restoration of the bluestone walkway.

Campus lighting upgrades continue; those nearest the 20th Street entrance will be most affected by noise.

  • Noise impact: Moderate noise levels with equipment use.   
  • Spatial impact: The fencing on the east side of The Close is moved inward. This work allows crews to run lines for lighting upgrades, including up-tree lighting. 
  • FYI: Most of the work for this phase of the lighting upgrade is now complete. This week’s activity is expected to have the greatest impact on residents of the nearby townhouses.

Main drainage system upgrades are in progress with impacts on the 21st Street sidewalk and parking access toward 9th Avenue. 

  • Noise impact: Moderate noise levels. 
  • Spatial impact: Sidewalk access on 21st Street, from nearly midway to 9th Avenue, is expected to be temporarily impacted for drainage system updates. Likewise, parking along this section of 21st Street may be impacted as crews install new piping.

The south lane of 21st Street is closed; the north lane remains open.

  • Noise impact: Steady moderate noise levels with equipment use.  
  • Spatial impact: The south lane of 21st Street will remain closed for several weeks.  
  • FYI: The north lane of 21st Street will remain open to maintain traffic flow in the area. No parking will be available on either side of the street for the duration of the project. This allows the contractor to work on utilities in the area to make a connection from the street to the buildings.

Renovation of the 21st Street campus entrance continues; the 21st Street entrance is closed. Use the 20th Street entrance to access campus. 

  • Noise impact: Moderate noise levels, with work expected to be louder during periodic breaking of concrete. 
  • Spatial impact: The 21st Street campus entrance is closed for the foreseeable future. Community members will use the 20th Street entrance (429 W. 20th St., New York, NY 10011) to access campus. Equipment will be stored in the area.

Stormwater infrastructure upgrades are concluding on the west side of campus; fencing remains in place. Backfill of the hole is complete, ground preparation and sod installation expected to begin this week.  

  • Noise impact: Steady, moderate noise levels with equipment use. Noise comparable to prior weeks.  
  • Spatial impact: Fencing is installed along the curbline to allow for this work to take place. The temporary walkway is in place, with some tweaks to accommodate recent campus events. We will get things looking good as new as soon as we can!  
  • FYI: Stormwater tanks are important for the long-term care of the campus. This tank collects runoff from buildings, reduces erosion and prevents pollution from entering the waterways. This upgrade is complete on the east side of campus and will soon be finished on the west side.

Brickwork restoration remains active across campus.

  • Noise impact: Steady grinding expected at a moderate noise level. 
  • FYI: This maintenance work is part of an ongoing effort to preserve not only the appearance of our historic campus but also support its long-term structural integrity.

Seabury roof repairs continue with steady hammering. 

  • Noise impact: Steady hammering expected at a moderate noise level. 
  • FYI: This maintenance work is part of an ongoing effort to preserve our historic campus. Mockup approval last week marked an important milestone for Seabury!

Interior renovation continues this week across campus; work in Seabury and Sherred is expected to be most noticeable to the community. 

  • Noise impact: Moderate to medium noise levels. 
  • Spatial impact: Removed materials may be loaded for disposal with minimal additional disturbance to the community. Aesthetically, the community may notice temporary windows with plywood additions and intermittent changes in scaffolding to accommodate ongoing work. 
  • FYI: Crews are working on the elevator upgrade in Seabury, sprinkler pipe and ductwork in Sherred and thermal insulation work in both.

Bluestone walkway restoration is underway on the east side of campus with fence movement.  

  • Noise impact: Moderate noise levels.  
  • Spatial impact: The temporary walkway will shift a couple of feet, as the fencing must be moved to allow this work to be completed. Restoration work will happen behind the fence. We’ll aim to share a picture for anyone feeling curious about what's behind the scenes!  
  • FYI: Resetting the bluestone walkway is intended. For some events, modifications on the path may not necessarily be final. Fear not, the bluestone walkway will be made new again!

Campus accessibility ramp construction continues with moderate noise impacts.

  • Noise impact: Moderate noise levels.  
  • FYI: This work supports improved accessibility across campus; current work focuses on the ramp outside of Sherred to improve access to first-floor classrooms.

Behind the scenes at Sherred 

Last week was a busy one at Sherred, with visible progress taking place both inside and outside the building.

Inside Sherred, sprinkler pipe and HVAC duct installation is now underway. While much of this work will eventually be hidden from view, it marks an important step in modernizing the building’s infrastructure and preparing the space for years to come.

Weekly event impacts  

A small private event is planned for Monday, May 11, during the day in Hoffman Hall. The community can expect more foot traffic than during typical day-to-day operations, but overall minimal to no disturbances.

The General Theological Seminary will begin its on-campus intensives this week. While ongoing campus renovations may make the tradition look a little different this year, we’re thrilled to welcome GTS back to campus. Students are expected to arrive on Sunday, May 17, in the afternoon; minimal to no disruption to the community is anticipated. Additional information about impacts during the programming will be shared in next week’s email.
