We Need 20 Minutes and Your Unfiltered Opinion

This special edition of The Dirt contains no construction drama, concrete updates or explanations of where the pond disappeared to.  (hint - those pesky beavers may be the culprits)

Instead, it is entirely devoted to the 2026 State of Buckhead Survey what it is, why it matters and why we need you to take it.

Yes, it is detailed. Yes, it takes about 20 minutes. And yes, we are offering a gift card drawing because we understand how motivation works.

Consider this your officially sanctioned opportunity to tell us exactly what you think.

Buckhead is one of those places where absolutely everyone has at least one opinion if not more.

We need more restaurants. We have too many restaurants.

Traffic is terrible - unless you know the secret back way you are absolutely not sharing.

We need more housing - but not there. And apparently not where anyone can see it.

We need more trees, sidewalks, transit and parking. Fewer cars. Better development. Less development.

We hear you. Truly. We hear a lot of you.

But spirited social-media comments, random cocktail-party conversations and yelling suggestions at me across a crowded room do not technically qualify as reliable community research.

So, Livable Buckhead is launching the 2026 State of Buckhead Survey.

This is your chance.

Tell us:

What is working?

What is not?

What does Buckhead need next?

We want to hear from people who live here, work here, own businesses here, visit here or simply spend enough time here to have developed some feelings about it.

In other words: pretty much everyone reading The Dirt.

The survey covers development, transportation, housing, public safety, parks, trails, businesses, community amenities and the overall Buckhead experience.

The results will help guide future priorities, programs and investments. They will also give us something slightly more defensible to work with than, “A guy at Publix told me.”

Fair warning: this is a real survey.

It is not three questions asking whether you are delighted, very delighted or absurdly delighted.

It takes about 20 minutes because Buckhead is complicated—and understanding what people actually think requires asking more than one question.

Your responses are confidential and will be reported only in aggregate. You can also enter a drawing for a gift card, because civic responsibility is even more appealing when snacks may be involved.

Take it. Then spread it around.

The survey is open October 1–30.

Send it to your neighbors. Share it with your coworkers. Forward it to the person who corners you at every cocktail party to explain exactly how Buckhead should be fixed.

We need to hear from more than the usual suspects—and more than the people currently furious about one very specific thing.
