Where Passion Meets Practice

As summer wraps up at BNIM, we are grateful to our five talented interns — Ameera Ali, Olivia Anderson, Michael Folsom, Seoyeon Jeon, and Olivia Krueger — who were immersed in our studio teams over the last few months, lending their talents, passions, and fresh perspectives to shape our projects and practice.

We are excited to share a collaborative blog post written by BNIM’s Architectural Intern, Michael Folsom, and designed by our Graphic Design Intern, Olivia Krueger, reflecting on and sharing experiences from the BNIM 2025 summer intern group. Enjoy!

West Bottoms Flats Highlighted in Adaptive Reuse Report What's Old is New published by the Urban Land Institute

“Adaptive reuse isn’t simply a preservation tactic, it’s a forward-looking development strategy. By creatively repurposing buildings to meet evolving market demand, reuse projects can reduce carbon emissions, catalyze urban revitalization, and deliver resilient, future-ready spaces.”

The West Bottoms Flats project in Kansas City, Missouri, was recently featured in a report published by the Urban Land Institute (ULI), What’s Old Is New: The Business Case for Adaptive Reuse. The report explores the creative reuse of existing buildings to spark meaningful urban revitalization and contribute to social, economic, and environmental transformation.

BNIM’s design transformed four historic former warehouses in Kansas City's West Bottoms district into micro-unit apartments, retail, and shared community spaces. Through the use of historic tax credits, green infrastructure incentives, and property tax abatement, this multi-phase adaptive reuse project was made possible.
