How do you keep a custom architectural plan within budget and on time?
|
Two words; communication and collaboration. When we work with a client on planning a new custom home, our goal is always to create a home that enhances the client’s intended lifestyle. Whether that is creating a home for family and friends to gather, or an escape from the stress of everyday life.
Before pencil is put to paper to begin architecture, we ask questions to make sure the house will have all the features necessary to fulfill its intended purpose. For example, how many bedrooms? How many bathrooms? How many spaces in the garage? One-story or two-story? How many square feet? How important is the outdoor living area? Does the homesite have characteristics that need to be taken into consideration? Is this a long-term or short-term commitment? Once we have established the functional features of the home, we turn our focus to the architectural style. That’s when the architect uses their skill and talent to create a conceptual design that incorporates all the function and makes the home look beautiful. The distinctive fusion of design and functionality.
The strategy to keep the project within budget parameters is like the strategy for design. We start by asking our clients questions about their investment target and their timeframes for construction. Then, we use recent historical information from our previous custom and spec homes to establish a budget range for the client’s new home.
By linking the features of the home to a budget range, we can keep both the design and the budget within parameters that the client, architect, and Lykos have established and agreed to strive for. During the architectural design and interior design, we are able to communicate with the client when the cost of a custom architectural feature or specialty finish material is moving us outside the budget range we have established. Our clients can make decisions about what to add in or take out of their custom home’s design as the design moves through development.
We believe timely, accurate, and relevant communication along with collaboration amongst the project team members are core to the process and successful outcome of every custom home we build.

NEW MARCO ISLAND SPEC HOME UNDERWAY |
Construction is progressing for The Lykos Group’s new two-story, 7,293 total square foot spec home at 625 Crescent St.
The sophisticated, contemporary island-style residence situated on the water will be highlighted by bold architectural features including a porch above the main entrance and a three-level stairway. An open great room floor plan with 5,456 air-conditioned square feet, the home will offer five bedrooms, family room and den, second floor family room with wet bar and loft, six full bathrooms and two half-baths, second-floor covered balcony, elevator, spacious outdoor living area, pool with spa, and three-car garage. The home, scheduled for completion in mid-2023, is designed by South Florida Architecture with interior design by Brittney Mendez, Allied ASID and landscape architecture by Metis Design, LLC.

Joni Long is an industry veteran whose tenure spans more than three decades. She has led our accounts payable since 2016, expertly handling purchase orders, invoices, statements, subcontractors’ lien waivers and more. Joni has a bachelor’s degree from Buffalo State College, and In her spare time, she enjoys spending time with family, painting watercolors, traveling and her comical cats—Moe, Larry and Curly.
