2026 4% Federal Housing Tax Credit Round: Developer Discussions and Key Reminders

 

The Iowa Finance Authority (IFA) anticipates approximately $90 million in tax-exempt bond volume cap will be available for the 2026 4% Tax Credit round.

IFA federal housing tax credit (LIHTC) staff have set-aside time for Developers, with a 2026 IFA-approved 4% Bond Inducement Resolution, to discuss their proposed 4% tax credit projects and to request technical application assistance.

Requests for interpretations of the 2026 First Amended 4% Qualified Allocation Plan (4% QAP) will not be accepted during these sessions.

We strongly encourage all Developers submitting a 2026 4% application to schedule a session. If you require additional time options, please contact Stacy Cunningham to make alternative arrangements.

Reminders

  • All applicants must have an approved Bond Inducement Resolution from the IFA Board to submit a 4% Tax Credit Application.
  • Bond Inducement Resolution Application to IFA submission deadlines:
    • April 15, 2026, for May IFA Board meeting;
    • May 13, 2026, for June IFA Board meeting; or
    • June 10, 2026, for July IFA Board meeting
  • See Section 2.1 of the 2026–2027 4% QAP for additional requirements and deadlines.
  • The 2026 4% Tax Credit Application submission deadline is August 5, 2026, 4:30 PM Central Time.

Developers shall submit such questions to the Housing Tax Credit team. Questions about bonds can go to Chief Financial Officer, Aaron Smith, at Aaron.Smith@iowafinance.com
